TOWN PLANNING
Outline Planning Permission was granted on the 28th February 2012 (Application No. PA/2011/0362). The planning permission was granted in conjunction with a Section 106 Agreement. Copies of the planning permission and the Section 106 will be made available to interested parties. The consent is for the erection 10 semi detached dwellings and condition 15 of the consent requires the provision of 20% affordable housing.

The Section 106 Agreement is dated the 24th February 2012 and requires a contribution of 5,318.65 to be paid towards the upgrading of play facilities and improvement of equipment at the Almond Grove Childrens Playground. The payment is due within 3 month of the residential occupation of the first dwelling to be erected on site.


FLOOD RISK ASSESSMENT
A flood risk assement was undertaken in August 2010 by E.W.E. Associates Limited for submission with the planning application. Condition 16 of the planning consent requires development to proceed in accordance with the mitigation measures set out in this flood risk assessment. An electronic copy of the assessment can be obtained from the Scunthorpe office of Bell Watson & Co. Limited.

Other conditions relate to an investigation and risk assessment in order to idenify the nature and extent of any contamination on site and a remediation scheme is required for approval by the Local Planning Authority. The site lies within an area of archilogical interest and there are conditions relating to an archilogical mitigation strategy attached to the consent. ACOUSTIC REPORT
An acoustic report was carried by Paul Horsley Acoustics Limited in May 2007, this was submitted as part of the application process and an electronic copy can be made available via Bell Watson & Co. Limited Scunthorpe.

The area edged red on the plan is to be conveyed freehold with the benefit of vacant possession.
