SITUATION
The holiday complex is located approximately 4 miles East of Bideford in a rural setting set amongst mature woodland surrounded by Devon farmland. The development is therefore ideally placed for touring the North Devon countryside being within approximately 8 miles South of Barnstaple and 3 miles from Torrington. The property is also within easy access of Instow and the seafront on the River Torridge Estuary. Nearby holiday destinations include Westward Ho!, the picturesque port of Bideford with the market town of Barnstaple to the North and beyond this the beaches at Croyde, Saunton and Woolacombe.

THE COMPLEX
Situated in approximately 20 acres of idyllic woodland and set down a tree lined drive the complex offers a peaceful and retreat like holiday destination. Over a number of years our clients have developed 15 quality holiday lodges as well as an owner's 4 bedroomed dwelling (subject to a Section 106 agreement), all of which are accessed by well developed tar macadam roads. Set within the mature woodland are -4 lakes, well stocked for coarse fishing, a wide variety of established flora and fauna and plenty of pathways for woodland walks in which to spot some of the local wildlife. There is ample potential for further lodge development subject to the necessary consents. Torridge District Council have indicated in writing that such development is likely to be in accordance with Policy ECD6: Tourist Development Criteria, but potential purchasers are advised to make their own enquiries.A further 7.3 acres (2.96 hectaces) and two additional lakes are available by separate negotiation.

THE BUSINESS
Our clients currently employ two booking agencies to let the holiday accommodation, Hoseasons and Farm and Cottage Holidays, who on average charge a commission of c. 20%. It is thought that should new owners wish to manage the letting of the accommodation themselves then this could represent a considerable saving. Last year turnover was approximately £200,000 from holiday letting from March - December, the complex being closed in January and February. NOTE: The lodges have no restriction on all year round letting. Accounts will be made available to interested parties once they have inspected the complex. The lakes are currently for the sole use of guests, although this could be extended to outside visitors by way of day passes should new owners wish. Change over days are currently Tuesdays and Saturdays, with a pool of up to 8 part time cleaners employed at the peak of the season.

GRANTS
We understand that grants and other subsidies from the Forestry Commission may be available for timber production and access ways to the woodland. Potential purchasers are advised to make their own enquiries.
