Farming System

Arran View

3. Former piggery: Brick construction beneath a corrugated roof with a concrete floor (4.10m x 12.94m). Lean-to timber pole shed (5.43m x 12.94m).

There is a substantial area of hard-standing to the west of the steading, a midden and a feed bin. Ground works have been completed for a 25.0m x 30.0m equestrian arena.

The two residential properties and steading are situated in the centre of the farm and are accessed off the farm road.

All of the fields are stock proof with post and wire fences. The Cessnock Water passes through the north of the farm, with the Blairkibboch Burn flowing along the southern boundary. Both provide a natural water supply to the fields. Field number 8 on the plan has a mains water supply and drinking trough.

The land is gently undulating and rises from 190 metres above sea level on the south-western boundary to 230 metres on the eastern boundary. The fields are of a good shape and size for modern agricultural techniques.

Situation
Knowehead Farm has a private situation among Mauchline, Sorn and Galston in rural Ayrshire. Knowehead Farm is 2.5 miles to the north of the former mill village of Sorn which is situated alongside the River Ayr and is well known for its castle, as well as its success in floral displays and tidy environment competitions. The village provides for everyday needs and has a primary school, country inn, post office and church. The nearby villages of Mauchline (4 miles) and Galston (6 miles) offer further everyday amenities, with secondary schooling available at Auchinleck (6 miles) and Galston. Private schooling is offered at Wellington School, Ayr.

The towns of Kilmarnock (11 miles) and Ayr (15 miles) have more extensive facilities, whilst Glasgow is about 29 miles to the north and has a large range of retail, professional, cultural and educational services.

Prestwick and Glasgow Airports are about 19 miles and 29 miles distant respectively. There are regular ferry sailings to Northern Ireland from Troon (21 miles) and Cairnryan (60 miles). There are mainline railway stations in both Kilmarnock and Auchinleck providing access to Glasgow and beyond.

The farm is in a renowned agricultural area, with both a livestock market and abattoir in Ayr.

Ayrshire provides an abundance of opportunities for outdoor pursuits with the local area being particularly popular for equestrian activities. Irvine (18 miles) has a sandy beach on which horse-riding is permitted. The Eglinton Pony Club organises events for members, whilst there is an equestrian centre at Rowallan (near Kilmarnock) which has excellent show jumping and dressage arenas. For the field sports enthusiast there is walked-up and driven pheasant shooting available locally, as well as salmon fishing on the nearby River Ayr.
