OVERVIEW: In an elevated situation above the picturesque village of Bunessan on the popular Isle of Mull, the plot offers a wonderful opportunity to create a unique island home. The contemporary architect plans retain much of the character and structure of the original building but with the addition of a modern glazed extension. The design incorporates four bedrooms, two bathrooms and a store in the original building. The proposed extension includes a modern hallway, leading to a bright kitchen/dining room on the ground floor and first floor lounge with patio doors leading out to a terrace area. The extensions design incorporates many glazed sections to make the most of the beautiful reaching views over fields towards the stunning Ardmeanach Peninsular.

PLANNING PERMISSION: The site has full detailed planning permission (Argyll & Bute Council reference 16/02452/PP) for a four bedroom house over two floors with kitchen, utility and three bedrooms downstairs and master bedroom suite and living area upstairs to take advantage of the outstanding views. The site is approximately 0.28 hectares.

Services are available close by and the approved plans are available by request via West Property. The plot offers a wonderful opportunity to create unique island home in a spectacular location.

LOCATION: The village of Bunessan - the largest village on the Ross of Mull - is approximately one mile away. The village has a population of approximately 300 and is serviced by a SPAR shop, post office, baker, restaurant/cafe and doctor's surgery. The primary school for the Ross of Mull is also based in the village. Bunessan is a thriving fishing village and is famous for its lobsters which come from nearby Loch Scridain. The village lies approximately 5 miles from Fionnphort to the West where it is possible to take a ferry to the island of Iona with its famous Abbey. Fionnphort also provides access to a variety of sea trips to other famous landmarks such as Fingal's Cave on Staffa and the Treshnish Isles. The hamlet of Craignure lies 29 miles to the East of Bunessan and is the terminal for the Caledonian MacBrayne ferry which runs a regular service throughout the year to the attractive town of Oban with its wide range of shops and amenities.

The popular Isle of Mull is the second largest island of the Inner Hebrides with a population of approximately 2,700. Mull is serviced by regular ferries from the mainland to Craignure, Fishnish and Tobermory. The island is home to many species of wildlife including the white-tailed eagle and has the densest population of golden eagles in Europe, as well as basking sharks, minke whales, porpoises, dolphins and seals. The main town on the Island - Tobermory - lies approximately 42 miles from Bunessan to the North and provides a variety of attractions, including the Island distillery and the Mull Theatre.
