PLANNING GRANTED
Full Planning Permission has been granted on the larger area of land for 15 dwellings. Planning Ref: 07/2014/0677/FUL. As the site is over 0.5 hectare (and for over 14 units) there is a requirement for Affordable Housing. A financial contribution, instead of constructing Affordable Housing on site, has been set at 366,000. CIL is a relevant policy but it is anticipated that the existing buildings (circa 17,200 sq ft) will enable CIL off-set to reduce any CIL payment.

ADDITIONAL PLANNING INFORMATION
Discussions have been held with South Ribble BC Planning Dept and they have been receptive to a revised proposal which restricted the land area to 0.5 hectare and a scheme of no more than 14 dwellings. This proposal would remove the requirement for any Affordable Housing. The floor area on this reduced area should also enable the CIL off-set to eliminate the requirement to pay CIL.

Sketch proposals have been prepared on an informal basis illustrating 13 units and whilst they do not have any formal approval from SRBC the planning officers are sympathetic to the principles illustrated with their comment being that they would be seeking to not have a suburban feel to the development and would like the designs to have character features.
