SITUATION
Coombeshead enjoys a beautiful, rural setting yet is only half a mile from the village of Lewannick and little more than a mile from the main A30 dual carriageway. This area, between the Rivers Inny and Lynher, is one of the most picturesque in the region with undulating, partly timbered countryside populated by family run, medium sized farms. Lewannick offers a post office/shop, surgery, public house, primary school, church and thriving village hall, whilst extensive shopping can be found in Launceston about 5 miles away. The A30 offers fast access east toward Exeter and the M5 motorway, about 45 miles away and west toward Truro, about 43 miles away. Both the north and south coasts are within easy striking distance as are the rugged tors of Bodmin Moor and the Dartmoor National Park.
HISTORICAL NOTE
Coombeshead, once the home farm of the Trelaske Estate owned by the Cornish “Archer” family, was described in the Agricultural Gazette in 1848 as “beautifully situated in a romantic valley well clothed with wood and adorned with water. But it is to the excellent manner in which the home farm is cultivated and the substantial and convenient manner in which the farm buildings are constructed that Trelaske supersedes every residence that I have seen in Cornwall”. The village pub still carries the Archer family name and in 1890, the village church suffered fire damage and after rebuilding, six new bells were cast and one was engraved “I call the quick to church and the dead to grave, Charles Gordon Archer 1890”. The Estate was sold in the mid 20th Century having previously drawn B H Williams to comment“Trelaske Manor lands are beautifully wooded and situated in the most picturesque scenery”. Only a small part of Trelaske Manor House still exists and much of the land now being sold with Coombeshead is the original parkland to the Manor.
GENERAL DESCRIPTION

COOMBESHEAD FARMHOUSE

The farmhouse kitchen/breakfast room is delightful with slate flagged floor, polished granite worktops, bespoke fitted units and Sandyford dual burner range which, in addition to excellent cooking provides central heating and all hot water. Beyond, the former open courtyard has been roofed in polycarbonate, creating a rear hall beyond which a range of stone barns now provide excellent domestic offices. On the first floor are five very good bedrooms, all with lovely views, two bathrooms, shower room, and dressing room. Beautiful gardens to the rear and side of the house are principally laid to lawn, interspersed with mature trees and shrubs and beyond the gardens is the original mill pond.
THE COURTYARD
Below the house is a majestic range of stone and slated barns of immense quality flanking a courtyard. They are principally two storey, have been extremely well maintained including significant re-roofing and many have concrete or cobbled floors. Within parts of the barns a two bedroom flat, office, function/party room with drinks balcony, kitchen, toilets and games rooms have been created along with a workshop, the balance being used for storage. Within the five granite pillared wagon house are a pair of stables.
THE LAND AND WOODS
The level pasture land to the east of the farmhouse borders a delightful “millennium wood” of just under 4 acres, winner of the Duchy of Cornwall Trophy for Nature Conservation Woodland, and sitting on gently sloping ground just above the beautiful “parkland” which runs for around ¾ of a mile through one of the prettiest valleys imaginable. Throughout the land, magnificent and mature Oak, Beech and Sycamore trees add much to the charm of the property, no doubt as planned by the Archer family many, many years ago. A pretty stream runs through the land providing drinking water for livestock.
DIRECTIONS
From the A30 at Launceston continue west toward Bodmin for a little over 4 miles and as the road starts to rise, bear left onto the minor road signposted Lewannick and Plusha. At the T-junction turn left and follow the road up into the village of Lewannick and bear right toward Callington and North Hill. Follow the road around to the right passing the village church and continue for 200 yards taking the next turning left signposted Trelaske. Follow this lane out of the village and after a few hundred yards bear right signposted Congdon Shop (your Sat Nav will try to take you straight on) and continue along this lane where the entrance drive to Coombeshead will be found on the left just after a left hand bend.

Road – the A30 dual carriageway is around 1 mile from the property.
Rail – regular intercity trains operate from Bodmin, Exeter and Plymouth to London (Paddington).
Air – Exeter Airport provides flights to the Isles of Scilly, Channel Islands, London and a number of continental destinations.
