The Property:
The original property was built in the late 1800s and is set over two floors. The rear Lodge is a single storey structure of modern construction. Access to the business is just off the A830 (Fort William to Mallaig Road). The property is well-sign posted with easy access from the main road.

Main Lodge:
Access to the Hostel can be accessed from either the front car park or the upper car park to the rear of the property. Via the front entrance guests enter into a hallway, which through a door to the left joins a further hallway which has stairs leading to some of the accommodation units. Through this secondary hallway are all the public rooms. The kitchen has an industrial electric cooker with extraction unit. In addition there are a number of microwaves, fridges etc. plus ample utensils for guest use. Off the kitchen is a seating area which can sit up to 8 guests with further seating in the bar. Forming an 'L' with the afore-mentioned areas is the TV lounge which is attractively furnished. From the lounge through patio style doors is the main communal and reception area with a reception desk. This relaxing area is presently set to a further 14 seats but could take more chairs if required. This area is bedecked in flags, and is a bright and airy conservatory. The bar servery is at one end of the room where there is a further cooker with extract. New owners could, should they so wish, cease operating the bar to make the area a more useable space for dining / relaxing purposes. There is ample storage throughout the main building.

Main Lodge - Accommodation:
The main Lodge has 5 rooms; 2 on the ground floor and three on the first floor. Room 5 is set to off the main bar down a corridor and is set to 8 beds (4 bunks) with an en-suite shower room. To the front entrance off the first hallway is a further room (Room 4) which has 10 beds (5 bunks) and an en-suite shower room. On the first floor is a double attic room which is used by a family member. Room 3 is a private double room with en-suite facilities. Room 2 is a restricted double room. Room 1 sleeps 8 guests (4 bunks). Both Rooms 1 and 2 utilise a shower room (3 showers), a further single shower room with W.C. and a W.C. on the main landing.

Rear Lodge:
The rear lodge is an attractive feature of this property which is presently used by the owners for their own personal use. It has 4 dormitory rooms which can sleep up to 20 persons; rooms 7 and 8 sleep 4 each and rooms 6 and 9 sleep 6 each. The open plan communal area has a kitchen area with a 4-ring cooker. The existing facilities within the building include a shower room, bathroom, laundry room and store room.

Staff Accommodation:
There is a static caravan in the car park which is used for staff accommodation and can sleep 3. A room on the first floor in the main building is currently utilised by staff / family members.

External Areas:
The grounds extend to circa 0.4 of an acre. There is ample parking on site with parking to the front and rear of the subjects. The business benefits from a number of storage sheds which house a cellar, laundry and general stores. There is a smoking shelter. To the rear of the building in the car park is a static caravan for staff use and a further unit where the vendor hire-out bicycles from.

Services:
Mains electricity, water and mains drainage with LPG Gas for cooking and oil fired central heating. The property has private drainage. The building is double glazed. The Studio has electricity with free standing heaters only.
