On the beach is a timber office/hut which measures approximately 8´ x 10´ which has recently been refurbished.
Equipment included in the sale comprises of approximately: 50 deck chairs, 60 sun loungers, 60 parasols and 30 windbreaks. For water activities there are 2 four seater pedalos , 2 two seater pedalos, 5 paddleboards and 3 kayaks. Included in the sale will also be a quad bike which is useful for moving beds, loungers and boats around the beach. It is estimated that the value of all this equipment is in the region of £30,000.

The beach is leased from the Isle of Wight Council and has a 10 year license from 1st September 2016 and the annual rent is £746.54. The beach location is well used by local residents and visitors alike as it has a is a good sand covering at both low and high tides. Even at high tide, there is still quite a good area of beach to be used. Currently the Sandown Council pay for the beach to be commercially cleaned twice a week.

A copy of the license is available for inspection at our office and we would advise that there would be a fee payable to the Isle of Wight Council for the legal fees for the transfer of the license to a new owner.
