The access from Clifton Road to the field to the rear needs to be 5.5m wide, with a 2m path to each side and a 2m grass verge on each side. The land owner to retain rights over vision splays on site and at the junction. A foul drain and storm drain in Clifton Road to be extended and taken 2m past rear boundary terminated in a manhole without reduction in diameter.
