SITE DESCRIPTION

The site is essentially brownfield and irregular in shape with access available from both Bessemer Way (B1430) and Mannaberg Way (A1077). We understand the site was last used for bulk storage of iron ore to serve the now closed Normanby Steelworks.

We are able to provide copies of an Environmental Site Survey for information. Interested parties are however advised to make their own enquiries in relation to ground conditions and any possible land contamination.

The site is approximately 12.8 acres and consideration will be given to the letting of sites from 1 acre upwards. Design and build options on a Leasehold basis will also be considered.

LOCATION

Scunthorpe is the main commercial centre for North Lincolnshire which has an approximate population of 152,000 residents, although benefits from a much larger catchment area. The town is ideally situated with good road connections to the M181 and M180 motorways which in turn provide access to the national motorway network, Humberside and Doncaster Sheffield Airport and also the Humber Bridge thus giving access to the M62 and A63.

The site forms part of the popular and well established Sawcliffe Industrial area which comprises a variety of industrial occupiers together with numerous motor vehicle dealerships situated alongside the ringroad, Mannaberg Way (A1077)/Normanby Road (B1430).

The site is situated approximately 1 miles to the north of Scunthorpe town centre but benefits from ease of access to the M181 and M180 at Junction 3, thus providing national motorway access to the site.

PLANNING

The site is within an area allocated within the current North Lincolnshire Local Plan (Adopted May 2003) for uses falling within Classes B1 (Light Industrial, B2 (General Industrial) and B8 Warehouse & Distribution).

Consideration may be given to a range of alternative uses, subject to consent. Interested parties are recommended to make their own enquiries with North Lincolnshire Planning Department on 01724 296296.

SERVICES

We understand that mains gas, foul and surface water sewers and telephone lines exist within Bessemer Way and there are three electricity sub-stations situated within close proximity to the site. Interested parties are advised to make their own enquiries direct to the relevant utilities company.
