A free, no obligation rent assessment and advice on all aspects of the rental market.
Advertising on the Rightmove, and other property portals as well as local newspapers.
Arranging and conducting viewings with potential tenants.
Carrying out comprehensive checks on applicants using a professional referencing service.
Arranging Energy Performance Certficate (EPC) if required.
Arranging Gas Safety Certificate if required.
Produce a detailed inventory to include photographs.
Provide a 6 month Assured Shorthold Tenancy Agreement.
Notifying utility companies.
Collecting monthly rents.
Dealing with all maintenance and repair issues (to agreed limits).
Regular inspection visits (usually every 4 months)
Liaison between Tenant and Landlord.
Rent Guarantee Insurance can be arranged (if required)
Dealing with Inland Revenue matters if Landlord is based overseas.
The charge for this service is fully negotiable and Landlords who have more than one property to offer can secure some excellent deals.
