We offer a sales service that can be tailored to your budget . We can offer an up-front fee list only service for £495.00 + VAT to sell your home or a more traditional sales service with fixed fees that equate to less than 1% including VAT.
How does this work ?
Firstly we arrange a time with you to visit your home for a FREE market appraisal. We draw on our knowledge of the local market along with our recent sales to agree a marketing price for your home. We can then decide together how you want to move forward with the marketing.
Fixed up front fee service. £595 inc VAT
We organise the property particulars , plans and photographs for marketing your property and advertise them on the top selling website in the country , rightmove. We will then handle any leads for you to then arrange and take viewings from potential purchasers. You will also be responsible for tying up any offers .Essentially this is a service that competes with the on-line only agents , where once advertised , you become the agent.
Traditional full service : Less than 1% inc VAT
This NO SALE , NO FEE service allows you to let us take care of all of the requirements to get your house sold and through to completion.
We will organise the property particulars, plans and photographs for marketing your property, organise and accompany all viewings , collect and call you with vital feedback from the viewings, substantiate and finalise the offers and then liase between the solicitors , mortgage companies and purchasers to get your home through the hardest part of the process , from sold to completion.
How do we sell your property ?
Firstly, we contact all of the people on our waiting lists database to inform them of your property coming to market. Our knowledge of the local movement within the market enables us to reach the people actively looking. Your property will then be advertised on 2 of the leading property websites, rightmove and On the market. This enables your property to be seen by thousands of people instantly . We also advertise the details locally through our window displays and social media. Once we have secured the viewings we accompany the purchasers to give you peace of mind and security, allowing us to negotiate on your behalf.
Why are we cheaper than other agents?
Its simple. We ensure that our in-house costs are kept low, in order to pass our savings across to you.
Are there any hidden charges ?
No , all our fees are explained up-front.
However if you are considering moving you will need to allow for the following.
Your house will require an Energy Performance Certificate (EPC) . We can arrange this for you at a cost of £75.00
You will also have to set aside some additional funds in order to pay for conveyancing solicitors to organise the sale of your home.
If you are moving on, you will need to enquire about Stamp Duty charges and conveyancing charges on your purchase.
