    INTRODUCTORY SERVICE includes; 
    · Market the property
    · Accompanied viewings 
    · Finding and vetting a suitable tenant 
    · Arrange all safety testing 
    · Legal documentation 
    · Preparation of Inventory 
    · Collection of the initial rent and deposit 
    · Register deposit with the Tenancy Deposit scheme 
    · Transferring Council Tax and Water Rates into the tenant's name 
    · You will then take over management of the property and will receive from us all of the documentation we have collated, together with the balance of the first month's rent, after deduction of our fees. 

    MANAGED SERVICE include;
    · All of our Introductory Services plus; 
    · Serving relevant notices prior to and during the tenancy 
    · Collect and register the deposit 
    · Visiting the property periodically 
    · Monthly Statement of Account 
    · Dealing with general maintenance
    · Assisting with any refurbishment 
    · Renewing Fixed Term tenancy if required 
    · Liaising with Landlord and Tenant throughout tenancy 
    · Put forward annual rent increases
    · Carrying out a check out of the property at the end of the tenancy 
    · Preparing schedule of dilapidations at the end of each tenancy

    Rent & Legal Protection

    As a professional Letting Agent it is our policy to provide Landlords with a service that will give peace of mind and a trouble free tenancy and whilst every precaution is taken, even the most exemplary individuals may default on paying the rent due to redundancy, marital breakdown or illness.

    If you select our Premier Managed service you will automatically be insured under our Rent & Legal Block Policy. This will cover your Rental Income in the event your tenant defaults. The Legal Costs, which can total many thousands of pounds in complex cases, are also included.

    Situations where these costs may occur are;

    · Property Disputes

    · Repair and Renovation Disputes

    · Health and Safety Prosecutions

    · Eviction

    Limits of Cover; · For Rent Protection and Eviction · Up to £2,500 per month (maximum £10,000) paid until vacant possession or 12 months, whichever is sooner · £25,000 Legal Expenses minimum · Other Legal Costs and Expenses Limit £50,000 With this scheme there is no excess to pay on rental disputes, and the rent will be payable one month in arrears.

    Vince Mitchell
    I have experience in many areas of the Construction Industry and Property/Estates Management in my 30 plus years of working with property. This includes ground works, Property and Facilities Management for HSBC, a Local Authority and General Manager for a Development company. Alex Clark and I have been great friends since 1972. I've been able to see how Alex has grown and developed the business to one of the largest independent Letting Agents in the South West. In 2011, Alex decided to franchise the business and that's when I chose to take the Gloucester Region, opening the Gloucester office in August of that year.

    Having decided that I was ready to embark on a new challenge, it seemed a perfect opportunity to join forces with my Father and become involved with the first Alex Clark Lettings franchise. I previously worked in the NHS as an Information Analyst and I thoroughly love what this career change has given me, the opportunity to excel where my strengths lie. It is a fast paced and challenging but the rewards of working with a close small team and happy clients makes it all worthwhile. Outside of work I am always busy with friends and family to see, keeping fit or walking my dogs.

    I have always worked in administration and finance but this role offers a huge amount of variety and differs every day, it is great to be working as part of a dedicated team in a busy office providing our Landlords and tenants with the best service we can. When I am not at work I like to keep active, playing tennis, dancing and photography, I am also a volunteer with Cancer Research UK and was a London 2012 Olympic & Para Olympics Gamesmaker volunteer.

    Having taken some time out to have my children I was looking for a new challenging role....and boy have I found it! I have previously worked in the NHS and in childcare, both roles I enjoyed but returning to work I fancied a new challenge. Being a Landlord myself and when the role of Property Administrator came up I put myself forward and jumped at the chance of being able to help "do things right" for people. I'm the newest member of the team but love every minute of it. No two days are the same, I work alongside a great team and I can honesty say "I LOVE MY JOB".
