    Our Journey to Date

    Lifelong friend of Alex Clark and owner of Alex Clark Lettings Gloucester is Vince Mitchell. Vince has seen how Alex established his Cheltenham based business over the past 22 years. Alex Clark has established itself as a trusted and well respected brand known to all in the lettings industry.

    Vince has over 35 years of experience within the property industry. His previous employment includes ground works, Property and Facilities management for HSBC, local authority and General Manager for a development company operating in Bristol and London.

    In 2011 Alex Clark franchised his business, Vince Mitchell was the first Alex Clark Lettings Franchisee. On the 1st of August 2011 Vince and his daughter opened the Gloucester office. Since 2011 the team has grown to 5 employees. Vince prides himself on the quality of his team members which is the backbone of his company today. Being a franchise Vince and his team work to the exact same procedures that made Alex's business a success. This proven strategy based on exceptional customer service has now established Alex Clark Lettings Gloucester to be the most prestigious independent agent in Gloucestershire.

    After 22 years in late 2014 Alex sold his Cheltenham business to start a new venture. Vince had the choice to stay part of the franchise or buy out of the franchise, Vince decided to buy out of the franchise. Today Vince and team are still trading as Alex Clark Lettings, Gloucester maintaining this well-known brand.     Whichever service you choose, both you and your property are in safe hands. Our fully trained and experienced team will handle everything for you. Each member of our team (except 1) are currently or have previously been landlords. Although this is not a requirement for the job, but they were simply outstanding at their interview.     Being a professional letting agent our policy is to provide landlords with a trouble free tenancy for full peace of mind. However, even the most exemplary tenants may default on rent payment due to unforeseen circumstances.

    The Enhanced Managed Service insures you under the Enhanced Rent Guarantee & Legal Expenses block policy (underwritten by Endsleigh a member of the Zurich Insurance Group). If your tenant defaults on payment your rental income will be covered. Also any legal costs, that can often amount to thousands of pounds in more complex cases, are also covered by the policy.     How the process works - step by step

    Booking a Viewing

    Simply call the office or drop us an email and we will call you back to discuss the requirements for referencing, costs for moving in and then arrange a convenient time to view the property with our negotiator. Unfortunately we are cannot arrange views via emails alone, we need to speak to you.

    Move In Cost Guide

    During the viewing the negotiator will explain what the likely move in cost will be and what the referencing company will be looking for to pass referencing. A Guide to Move in Costs are listed below;

    RENT IN ADVANCE - minimum of 1 month, could be 6 weeks. This will depend upon your agreed move in date.

    DEPOSIT - equivalent to 1 months rent plus £100. ***IF the Landlord will consider a pet (dog or cat) in the property there will an additional £100 deposit per pet***

    ADMINISTRATION FEE - £240

    TENANT & GUARANTOR REFERENCING - £30 per tenant and £60 per Guarantor, if required.

    HOLD FEE - a non-refundable holding fee of £200, reserves the proper for you with the tenancy normally starting within 4 weeks. The tenancy Start Date will be agreed with you at the time of paying the Holding Fee. Referencing will not start until you have returned the "New Applicant Terms & Conditions" form and the "Guarantor Terms & Conditions" form (if required).

    Referencing

    Alex Clark Lettings partners with Endsleigh, who provide our tenant references. In order to pass referencing checks on the following will be done:

    Who you are:

    Experian will carry out checks against the name and address provided on the application form.

    Affordability:

    Income reference - This should be positive and confirm your income and contract type. If you are on a fixed term contract the length of employment should outweigh the length of the tenancy. If you are self-employed, proof of income will need to be provided. If you are in a probationary period, zero hours contract, this is not a permanent contract and/or your salary does not meet minimum affordability ratio, then a guarantor will be required.

    The property should be affordable. Annual income must be a minimum of 2.5 x the annual rent.

    What you're like

    Tenancy score should be medium or high - this score is calculated based on all information provided on the application form.

    Credit check to ensure there is no adverse data (this includes CCJ, bankruptcy and voluntary agreements).

    Landlord reference - this should be positive and will confirm that rent has been paid on time, that there are no dilapidation's in your previously rented property and that the property was kept in a good condition.

    ID

    You will also be asked to provide one form of photo ID and two proof of address.

    If the above are not met, the report will be declined. In this instance you will either:

    Need a guarantor, who will need to be referenced as above (Landlord reference will not apply and their affordability calculator is, minimum annual income (= annual rent x 3).

    Need to pay rent up front equal to that of 6 months rent (with Landlord approval).

    Not be able to rent the property.

    Move In

    Photographic Inventory - In most cases when you move into your new home, as part of your Move-in Pack, there will be a photographic inventory that records the condition of the property at the time of move in. This is by far the most accurate and fairest way of capturing the property condition for both tenants and landlords.

    What happens to my deposit?

    Your deposit will be registered with an approved government body and you will be notified of this, along with your registration certificate normally within 14 working days.

    Can I insure my personal belongings and protect my deposit?

    Compulsory Landlords insurance will not cover any accidents caused by you that inflict damage to any of the Landlords property or that causes damage/loss to your own belongings. In order to be fully protect your personal belongings and to protect your deposit as best you can, you will require Tenants Contents Insurance with the added option of cover for Accidental Damage to the Landlord fixtures and fittings.

    Home contents insurance - we strongly recommend tenants have adequate cover for the Landlords fixtures & fittings.

    I have experience in many areas of the Construction Industry and Property/Estates Management in my 30 plus years of working with property. This includes ground works, Property and Facilities Management for HSBC, a Local Authority and General Manager for a Development company. Alex Clark and I have been great friends since 1972. I've been able to see how Alex has grown and developed the business to one of the largest independent Letting Agents in the South West. In 2011, Alex decided to franchise the business and that's when I chose to take the Gloucester Region, opening the Gloucester office in August of that year.

    I have always worked in administration and finance but this role offers a huge amount of variety and differs every day, it is great to be working as part of a dedicated team in a busy office providing our Landlords and tenants with the best service we can. When I am not at work I like to keep active, playing tennis, dancing and photography, I am also a volunteer with Cancer Research UK and was a London 2012 Olympic & Para Olympics Gamesmaker volunteer.

I have previously worked in the NHS and in childcare, both roles I enjoyed but returning to work I fancied a new challenge. Being a Landlord myself and when the role of Property Administrator came up I put myself forward and jumped at the chance of being able to help "do things right" for people. I'm the newest member of the team but love every minute of it. No two days are the same, I work alongside a great team and I can honesty say "I LOVE MY JOB".
