    What are our administration Charges? 

    Our administration/referencing charge applies to all adults over the age of 18 and cover the referencing procedure and our administration costs.

    Set up charge - including tenancy agreement and property check out report per tenancy. This will be due at the time an offer is agreed by a landlord and is to commence the administration to rent process and needs to be paid along with the administration/referencing charges and this is nonrefundable one off charge.

    Other Costs

    If the tenancy is renewed, we will make a charge to cover our administration.

    An administration charge is charged if we have to send a second late payment reminder letter and for a third letter as per the tenancy agreement.

    Should you wish to terminate your tenancy before the end of the term and the landlord agrees that you can terminate early, you will be responsible for an early termination fee. Please refer to additional fees

    Getting Started....

    Having viewed the property and arrived at a decision to make an application to rent you will be required to: -

    Provide a copy of either your Passport or Driving License

    Copy of a current utility bill within the last three months

    Complete our Reference Form online

    The holding deposit will be deducted from your account when the tenancy commences, however, should your application prove unsuccessful or you decide you do not want to proceed your deposit is non-refundable.

    It is the Landlords ultimate responsibility to approve the references and it is imperative that you advise us in advance if you have any adverse credit history (IVAS or CCJS)

    Reference Procedure

    Andrew Pearce use a professional referencing company to carry out the Referencing. An electronic form is to be completed by every adult who will be moving into the property over the age of 18. The form will be sent to you via your email for you to complete online. This process normally takes 48 hours to complete once the form is submitted and Acceptable references will need to be obtained in order for us to proceed with the tenancy.

    It may be that the referencing company ask for a Guarantor to be provided and in this event we will need your chosen Guarantor to complete a further reference form and provide ID and proof of residency at an additional referencing cost.

    If for any reason you are unable to complete a form online, we can arrange for it to be completed at the office.

    Deposits & Rent

    Given we have obtained acceptable references you will be offered the tenancy of the property subject only to the terms of the Tenancy Agreement.

    Rents and deposits are payable by bank transfer or debit card 5 working days prior to the tenancy start date.

    Rent is always paid calendar monthly in advance, the first payment being made by Bank Transfer. Subsequent payments are by Standing Order. If the payment of rent is late for any reason, interest and administration costs may be payable.

    The deposit equal to one and a half month's rent is required and acts as security for the performance of your obligations as a tenant under the terms of the tenancy agreement. This deposit will be returned to you at the end of the tenancy terms without interest, and subject to dilapidations or any deductions that may be necessary to compensate the landlord for any breach of the tenancy agreement. Please see our Tenancy Agreement for complete details of how the Tenancy Deposit will be dealt with at the end of the Term.

    Inventory

    At commencement of the tenancy we instruct a professional company to prepare an inventory and is undertaken at the landlord's expense.

    The inventory will form the basis of assessment of the property's condition, including inventory items at the end of the tenancy term. Fair wear and tear will obviously be taken into consideration.

    The Landlord will pay for the compilation of the inventory and the Tenants will pay the checkout fee which is incorporated within the setup fee - details of which can be provided upon request.

    Rent (Multiple Tenants)...

    Where there are a number of tenants sharing accommodation, it is only acceptable that one Standing Order payment is made to Andrew Pearce Management for the entire month's rent.

    Each tenant is jointly and severally responsible for the whole rent so that they are equally liable for the non-payment of rent by one of their co-tenants should they fail to pay.

      Andrew is arguably the most experienced estate agent in Pinner.

      He entered the profession in 1969 and qualified as a Surveyor four years later. Andrew is a Fellow of the Royal Institution of Chartered Surveyors FRICS and is also a member of the Institute of Revenues, Rating and Valuation.IRRV(Hons)

      My father before me was a Chartered Surveyor," he says. "I was really interested in the technical side of property so it was a natural step to follow in the family tradition.

      Forty five years on, Andrew still loves the buzz and the challenge of a vibrant estate agency office and helping people with their property matters, whether that is buying and selling homes or services for the commercial sector. He is very 'hands on' and handles many valuations and sales in Pinner personally.

      Over the years I have worked through the full spectrum of economic scenarios, from deep recession and the three day week in the 1970s to the property booms of the mid '80s and late '90s. Experiencing the many ups and downs of the property market first-hand teaches you to take a considered view. It has given me a very practical approach to property matters which helps immensely when I am giving advice and guidance to clients.

      Andrew remains true to his conviction that a practice oriented towards service and professionalism is the only way forward. In January 2011, after 20 very successful years as Baker Pearce, he brought together all the disciplines of the property profession under one roof to offer a bespoke all-encompassing service to people in Pinner.

      I've always been drawn to Pinner, he says. This is such a friendly community with a unique character. I wanted to break away from the normal estate agency mould and do things the Pinner way.

      He rebranded the business as Andrew Pearce Estate Agents & Chartered Surveyors for residential sales and lettings, together with an integral and thriving commercial property business spanning north-west London.

      Joe Prosser Company Director and Head of Sales

      Joe has Pinner running through his veins. He went to Cannon Lane and Nower Hill schools and spent his childhood as a local scout, exploring the Pinner neighbourhood.

      He is immensely proud of the local history and Pinner in general, and loves showing it off to other people. For him, the best bit about being an estate agent is handing over the keys at the end of a transaction. I love seeing the joy on buyers' faces and knowing that as soon as they walk out of our office they are going straight to their new home. I get to know my clients well and forge good relationships, so it's very satisfying seeing it all come together from their first enquiry to helping them find their ideal home.

      Joe was introduced to buying and selling homes by his mother, herself an estate agent in Pinner, and decided to follow a similar path when he completed his education. He quickly discovered his gregarious nature was ideally suited to meeting and connecting with lots of different people.

      After five years learning his trade, he joined Andrew as senior sales negotiator for the Pinner office. In 2007 he was asked to open and run a new office, a challenge he relished. However, when the opportunity arose to return to the Pinner estate agent office some 18 months later, Joe leapt at the chance to return to his home base. I'm like a boomerang when it comes to Pinner, he jokes.

      Joe has always had an interest in IT and graphic design. He manages the agency's systems and sets the standards for how property particulars are presented and marketed. He is a huge advocate of the Andrew Pearce brand values and fully supports the Customer Charter. When we say 'nothing is too much trouble' we mean it, says Joe. It's the way we do business here.

      Joe keeps his eye on the ball - literally! One of his proudest moments was as a goalkeeper, helping his school football team to win the Middlesex Cup by saving two penalties.

      Away from work, Joe has an active family life and lives with his Wife Emma and children Harry & Isla
