    When looking for a buy-to-let property, it's also important to think about what type of tenant you are looking to attract when purchasing your buy to let property.

    Young professionals: often heralded as the least wearing tenants mainly because they spend all their time on their commutes, professionals will need to be close to transport links and/or the city centre.

    Students: Students sometimes get a bad rep for being loud and/or messy, but there are definitely some perks to becoming a student landlord. They're predictable ¿ tenancies will be required to run the length of the academic year. They're reliable ¿ because rent payments will typically be subsidised by student loans, and they can generate higher rental yields due to more rooms being converted into rentable bedrooms. Notoriously easy to please - basic furniture, easy access to university or city centre and not a lot else!

    Families: Its likely families will want a house a little further outside the city centre, near to good schools and possibly with a garden. Buying a house within the catchment of a good school will set you back more during the initial purchase, but could guarantee you a longer term tenant as families will want to stay close to the school and may not be able to buy their own property nearby.

    One of the main disadvantages of renting is not being able to make your mark on a property, but what if we told you that you could? Now, we aren't talking about big structural changes, but there are a multitude of ways to make your rental property feel like home without breaking the bank ¿ or the tenancy agreement!

    Furniture
    : Renting an unfurnished property gives you some wiggle room on how you can get creative with your furniture. Even if your rental is furnished already - it's the small details that truly make a house a home. Investing in some cushions, rugs, throws - basically anything that's soft! - will help a rental instantly feel cosy, and it's a bonus that they are easy to move with you when your tenancy comes to an end. A few lamps, some light curtains and a couple of house plants will also help your home feel more welcoming.

    Décor: Prison-esque bare walls or blue-tac stained walls that will eat into your deposit? Not much of a choice, so how can you spruce up your walls without leaving oily stains on the walls? Command strips are a great way of giving the room a personal touch with no lasting damage. If your landlord doesn't mind, whack out a paintbrush and get going! As usual, best to stick to neutral but if you really do need that bright green feature wall, just paint over it with a neutral tone when you move out.
