Prospective Tenants Information

    If you are interested in renting a property through Anker & Partners, please note the following:

    Charges

    There will be an initial charge of £100.00 plus VAT (£120.00) per applicant as an administration charge. This is non­returnable as it goes towards the cost of obtaining references and preparing the initial draft lease. This payment must be made by a credit/debit card.

    Reservation Deposit

    To reserve a property, whilst references are being obtained, we will require a £100 deposit to be held in our office Clients' Account. If all goes well and you proceed to rent the property, then this money forms part of the tenancy deposit, however, if references are unacceptable or you decide not to proceed for some reason, then this money will be passed to the landlord as a modest compensation for wasted time.

    Office Policy

    It is our office policy to make no reservations for a property until we receive all completed application forms, administration fees and the £100 part deposit. Properties will then be reserved on a first come, first served basis.

    Tenancy Deposit

    At the commencement of the rental agreement and before moving in, we will require a sum equal to six weeks' rent as a deposit to be held throughout the tenancy, in lieu of dilapidations. The reservation deposit is used as part payment towards this deposit. When you eventually leave the property and provided that the property is left in Inventory Condition with all appropriate bills having been paid, then the money is returned. If a dispute arises, the deposit or part there in dispute will be forwarded to The Dispute Service Ltd who will act as adjudicators until such time as the dispute is resolved. Our membership number is - G03046.

    Energy Performance

    A copy of the full Energy Performance Certificate on these properties is available on request.

    Rent

    Rent is paid on a monthly basis, one month in advance and we suggest this be paid by way of a Bankers Standing Order directly from your account into our office Clients' Account. If; for some reason this arrangement is not possible, then we are prepared to accept a card payment providing this is in our hands well before the due date as we do aim to pass on monies to our Landlord Clients' Account without delay.

    Other Outgoings

    The rental figures quoted on all of our properties are exclusive of Council Tax, Water Rates and all Utility accounts. Our Landlords are asked to arrange for buildings insurance cover however you will be responsible for all of your personal items and decisions as to whether to insure them or not.

    Other Charges

    If, having rented a property through ourselves, both you and the Landlord agree to a new Lease Agreement when the existing lease expires, an Administration Fee of £100.00 plus VAT (£120.00) will be charged for paperwork involved and the supplying of a new Lease Agreement.

    Identification

    It is now a legal requirement we must see a form of photographic identification before proceeding with the application.

      Surveys and Valuations

      This is headed up by our senior surveying Partner Robert Moore who has been qualified for in excess of 30 years. He is a member of the Royal Institution of Chartered Surveyors (RICS) who are the largest organisation for Professionals in property, land construction and related environmental issues worldwide.

      Surveys

      "Confirming that the property you are purchasing is in good working order should be paramount in the buying process. Surprisingly, few purchaser's commission a separate survey. The Mortgage Valuation must not be confused as being a survey as this is a simple assessment for the purposes of the lender only. Committing to this detailed report will either give you peace of mind that the property is unlikely to cause you any significant and costly issues, or will more than pay back the initial cost via revealing potentially significant issues. A recent RICS survey of Homebuyers has revealed that approximately a fifth of purchasers are left with a property they regret buying and an average of £5,750 repair bills. These are often hidden defects and their repair may considerably outweigh the cost of the survey.

      Our Surveying Department is able to offer the following services:

      • Residential Building Surveys:

      These are primarily undertaken on period properties and larger modern buildings. This is a comprehensive inspection and a bespoke report with ample photographs to illustrate issues. These can be tailored to your needs with a market valuation and/or a Re-instatement cost for insurance purposes added as necessary.

      • Restricted or Structural Survey:

      This is as the name suggests, an inspection and report which is restricted to the structure of the property and is particularly useful if it is clear that décor, fittings and services will need to be upgraded as part of a refurbishment programme.

      • Homebuyers Report and Valuation Survey:

      This is an RICS copyright and is a more concise report although the inspection on site is not a great deal different to that from the Building Survey. All aspects of the property as far as is feasible will be inspected. This report intrinsically incorporates a Valuation and Re-instatement cost and is therefore particularly appropriate for purchaser's not taking out a mortgage. These are mostly commissioned for properties from the post Victorian era onwards.

      • As the North Oxfordshire representative of Allied Surveyors we may be able to combine Mortgage Valuation and Surveys thereby saving you some further costs.
      • Schedules of Condition/Dilapidation:

      These are relevant to purchasers buying commercial mostly older properties such as retail units in Victorian buildings on either a freehold basis or an F.R.I lease.

      • Valuations for Probate, Matrimonial, Tax or other private purposes
      • Leasehold Enfranchisement:

      Many potential purchasers do not realise that the value of a Leasehold property can be pertinent to the length of the Lease. As this diminishes the property may become less or unmortgageable and therefore less valuable. The cost of extension of a Lease can be considerable dependent upon type and value and is best undertaken with at least 80 years remaining although ownership for two years is a prerequisite. Many properties built in the 1960's and 1970's are now in need of such calculations and negotiation.

      • Party Wall Act:

      If you are undertaking works close to a neighbouring property or an extension is to be built close to yours, a Party wall Act Notice may be required dependent upon circumstances. Many of these are agreed as being acceptable however, there are circumstances where the adjacent owners to the property extending, may wish to have a Surveyor oversee the works as being adequate during the construction process. This is at the cost of the instigator and Robert can act as an "Agreed Surveyor" for both parties.

      • Boundary Disputes:

      The Land Registry does not always get the plans right, particularly if they are old, and often there are encroachments or the perception thereof and it is sometimes necessary to confirm if possible, the exact line of boundaries so that in particular, no further disputes arise and that the property can be easily sold in the future.

      • Energy Performance Certificates:

      These are required on most residential properties advertised for sale or rent. They last for ten years although additional assessments may be necessary if upgrades and extensions etc are completed. Listed properties are excluded.

      Tom is a Chartered Surveyor and Valuer and began his career in Herefordshire. He moved to Oxfordshire in 1980 and was a founder of Anker and Partners in 1984. As senior partner he has a highly respected reputation due to his strong local knowledge and expertise in the property field.

      Jeremy has over 30 years' experience in the local property market and has been at Anker and Partners since 1986 and became partner in 1992.         We knew that we could trust Anker

        Sold two properties through Anker in Banbury, a flat and a semi-detached house. When we were looking for an estate agent, we wanted somebody who would work hard for us, and who would tell us the truth at every stage of the process. Anker were recommended by a neighbour who had sold through them, and who had been very pleased with their service. We were impressed with every single member of staff whom we spoke to at Anker, including all of the office staff on the phone, the negotiators, and the agents. They were fully professional and always on-the-ball. They kept us informed, and always knew what was happening. They were also all very friendly and approachable. We knew that we could trust Anker, because we had also viewed properties that they were selling, and found the representatives to be always fully prepared. Also they had time for us: viewings were never rushed (unlike other agencies we had experienced.) When they brought people to view our properties, the prospective buyers were the right type of people: ready buyers with money. Anker always seemed to screen out the timewasters. The price at which Anker valued our house, turned out to be very accurate, which meant that we sold quickly and we were then able to secure our dream home. If you want to sell your house or flat, then definitely use Anker.

        I am leaving this review as I have a new respect for estate agents after my recent sale. A very long story but in short my sale became very tricky due to problems further down the chain. Anker were absolutely fantastic every step of the way. What people don't realise is quite how appallingly some solicitors can behave during a house sale. Anker were unbelievable professional, contacting people regularly for updates, keeping all parties involved well informed and calm. One of the things I particularly liked was the fact that everyone I dealt with at Anker was consistently friendly and helpful.
