A reputation built on trust and experience

Residential Sales, the bedrock of our business - where it all began over thirty years ago. The sales department, like the company as a whole, has grown and is now considered one of North Oxfordshire's leading practices covering all property types from flats to large country houses.
  • paragraph

Our team provides an exhaustive service and, as many of our clients testify, we work tirelessly to ensure that transactions proceed with the minimum of stress and inconvenience. We recognise that matching property and buyer is only a very small part of our role.
  • paragraph

From a seller's perspective you can rest assured that the property will be marketed extensively and when we have found a potential buyer we will verify their viability by ensuring that the funds are in place and that they can proceed without undue delay by checking the sale of their property and any chain below that where required. Following an agreement, subject to contract, our specialist in-house sales progressers will maintain communication between solicitors, estate agents, mortgage advisors and clients until contracts are exchanged.
  • paragraph

Buyers experience the same level of professionalism and communication. Any issues that arise during the course of a transaction will be handled quickly and efficiently until a satisfactory resolution is reached.
  • paragraph

Our marketing strategies incorporate the latest technology to reach the maximum audience. Our brand new mobile friendly website is designed to be easy to navigate and geared to direct our customers straight to the service they require. We link our sites to the leading property portals namely Rightmove and OnTheMarket who also provide us with enquiries from prospective purchasers. We also promote through smaller sites and social media in order that buyers who are ready to purchase or more casual browsers will click on the properties we are offering first.
  • paragraph

We continue to advertise in the press and in London through The London Office who often have National promotions and regularly encourage interest in the Banbury area from commuters and buyers looking for a home within one hour of the capital which we are then able to match to a property suiting their requirements.
  • paragraph

We have an exceptionally experienced team headed by Tom Crump, a Fellow of the Royal Institute of Chartered Surveyors and Jeremy Vasey with combined local experience of some seventy years. The Senior Negotiator Simon Round has rapidly become a leading light in the Banbury property scene and provides expert knowledge of the market to vendors and has the priceless natural ability to recognise how and when to close a sale. We are fortunate to have a very low staff turnover and have built a dynamic and settled group with a common purpose - to provide the best service in the area and we are delighted that so many of our clients agree that we are doing so.

    Surveys and Valuations

This is headed up by our senior surveying Partner Robert Moore who has been qualified for in excess of 30 years. He is a member of the Royal Institution of Chartered Surveyors (RICS) who are the largest organisation for Professionals in property, land construction and related environmental issues worldwide.

    Surveys

"Confirming that the property you are purchasing is in good working order should be paramount in the buying process. Surprisingly, few purchaser's commission a separate survey. The Mortgage Valuation must not be confused as being a survey as this is a simple assessment for the purposes of the lender only. Committing to this detailed report will either give you peace of mind that the property is unlikely to cause you any significant and costly issues, or will more than pay back the initial cost via revealing potentially significant issues. A recent RICS survey of Homebuyers has revealed that approximately a fifth of purchasers are left with a property they regret buying and an average of £5,750 repair bills. These are often hidden defects and their repair may considerably outweigh the cost of the survey.

Our Surveying Department is able to offer the following services:

    • Residential Building Surveys:

These are primarily undertaken on period properties and larger modern buildings. This is a comprehensive inspection and a bespoke report with ample photographs to illustrate issues. These can be tailored to your needs with a market valuation and/or a Re-instatement cost for insurance purposes added as necessary.

    • Restricted or Structural Survey:

This is as the name suggests, an inspection and report which is restricted to the structure of the property and is particularly useful if it is clear that décor, fittings and services will need to be upgraded as part of a refurbishment programme.

    • Homebuyers Report and Valuation Survey:

This is an RICS copyright and is a more concise report although the inspection on site is not a great deal different to that from the Building Survey. All aspects of the property as far as is feasible will be inspected. This report intrinsically incorporates a Valuation and Re-instatement cost and is therefore particularly appropriate for purchaser's not taking out a mortgage. These are mostly commissioned for properties from the post Victorian era onwards.

    • As the North Oxfordshire representative of Allied Surveyors we may be able to combine Mortgage Valuation and Surveys thereby saving you some further costs.
    • Schedules of Condition/Dilapidation:

These are relevant to purchasers buying commercial mostly older properties such as retail units in Victorian buildings on either a freehold basis or an F.R.I lease.

    • Valuations for Probate, Matrimonial, Tax or other private purposes
    • Leasehold Enfranchisement:

Many potential purchasers do not realise that the value of a Leasehold property can be pertinent to the length of the Lease. As this diminishes the property may become less or unmortgageable and therefore less valuable. The cost of extension of a Lease can be considerable dependent upon type and value and is best undertaken with at least 80 years remaining although ownership for two years is a prerequisite. Many properties built in the 1960's and 1970's are now in need of such calculations and negotiation.

    • Party Wall Act:

If you are undertaking works close to a neighbouring property or an extension is to be built close to yours, a Party wall Act Notice may be required dependent upon circumstances. Many of these are agreed as being acceptable however, there are circumstances where the adjacent owners to the property extending, may wish to have a Surveyor oversee the works as being adequate during the construction process. This is at the cost of the instigator and Robert can act as an "Agreed Surveyor" for both parties.

    • Boundary Disputes:

The Land Registry does not always get the plans right, particularly if they are old, and often there are encroachments or the perception thereof and it is sometimes necessary to confirm if possible, the exact line of boundaries so that in particular, no further disputes arise and that the property can be easily sold in the future.

    • Energy Performance Certificates:

These are required on most residential properties advertised for sale or rent. They last for ten years although additional assessments may be necessary if upgrades and extensions etc are completed. Listed properties are excluded.

The majority of our work is undertaken in the geographical area covering most of Oxfordshire and parts of Warwickshire, Northamptonshire and the Cotswolds.

We knew that we could trust Anker

Sold two properties through Anker in Banbury, a flat and a semi-detached house. When we were looking for an estate agent, we wanted somebody who would work hard for us, and who would tell us the truth at every stage of the process.Anker were recommended by a neighbour who had sold through them, and who had been very pleased with their service. We were impressed with every single member of staff whom we spoke to at Anker, including all of the office staff on the phone, the negotiators, and the agents. They were fully professional and always on-the-ball. They kept us informed, and always knew what was happening. They were also all very friendly and approachable. We knew that we could trust Anker, because we had also viewed properties that they were selling, and found the representatives to be always fully prepared. Also they had time for us: viewings were never rushed (unlike other agencies we had experienced.) When they brought people to view our properties, the prospective buyers were the right type of people: ready buyers with money. Anker always seemed to screen out the timewasters. The price at which Anker valued our house, turned out to be very accurate, which meant that we sold quickly and we were then able to secure our dream home. If you want to sell your house or flat, then definitely use Anker.

    Anker were absolutely fantastic

I am leaving this review as I have a new respect for estate agents after my recent sale. A very long story but in short my sale became very tricky due to problems further down the chain. Anker were absolutely fantastic every step of the way. What people don't realise is quite how appallingly some solicitors can behave during a house sale. Anker were unbelievable professional, contacting people regularly for updates, keeping all parties involved well informed and calm. One of the things I particularly liked was the fact that everyone I dealt with at Anker was consistently friendly and helpful. I can not recommend them enough, if I was to ever move again I'd definitely use them.

I wouldn't hesitate in recommending them

Anker and Partners really are the good guys in a sea of pushy, hard-selling agents. We have just sold out house through them and were impressed with their honesty, professionalism and willingness to always go the extra mile to help out. I wouldn't hesitate in recommending them and will certainly use them for any future house moves. Thanks Jeremy and team.

    A breath of fresh air

Anker were the acting estate agents for a house we recently bought. They were extremely professional and pleasant to deal with. We were fed up of our own estate agent who seemed to apply a lot of pressure and create stress. It was a breath of fresh air for us whenever we dealt with them. I would definitely recommend and would use them if/when we move again. Since moving they have continued to help by recommending workman.

Having dealt with many estate agents over the years I can say with confidence that Anker certainly seem to be a cut above the rest. A young lady called Jess showed us round a property, she was well turned out, well mannered and very helpful.

I greatly recommend Anker and Partners

I would just like to say how helpful and supportive Anker and Partners were during the purchase of our new home. In particular Jeremy, who became a valuable advisor during my house buying process and was on hand at every opportunity to offer advise and guidance in a process I had no idea about. Jeremy quickly learnt what it was we wanted in a home and set us up numerous viewings that he attended with us..i felt like we had a good relationship which made searching for the 'correct home' so much easier. Even when a property we had liked hadnt accepted our offer and we had moved on, Jeremy still had his eye on the property for us trying to work out a deal- and thankfully his work paid off as this is the property we have bought. I greatly recommend anker and partners as i felt their service was brilliant, personal, non bias and supportive and offered great insight and knowledge throughout.
