    Tenant Find And Management

    This is our most comprehensive and most popular option for both first time landlords and large portfolio landlords alike. The service starts with our initial appointment to appraise the property and make recommendations around a suitable asking price and marketing approach. We will take full details of your property to include a floorplan and stunning photography free of charge. We will get to work on our marketing material upon receiving your instructions and can have the property liveonce you have aproved our details.  We will market the home to our extensive database of suitable tenants in addition to putting your property in front of the widest National audience on the most visited property websites including rightmove.co.uk.

    We will accompany all viewings and depending on levels of interest this will likely be over the course of a Saturday afternoon. We will professionally show the home and answer any questions that a prospective tenant may have. All applications for tenancy will be discussed with you before any agreement is made to undertake further checks and referencing to make sure that you are happy with the tenant and their lifestyle. Our job here is to make sure that we recommend the very best tenant available in the market offering the highest possible rental figure but of course your decision is final.

    We employ the services of a 3rd party referencing company to undertake extensive referencing and background checks and they will let us know should there be any doubts about the suitability of the tenant or their ability to pay. Once again we will report all relevant information to you so you can make an informed decision.

    Finally, we will then prepare the all the necessary move in paperwork, tenancy agreement and comprehensive inventory. We will handle the move in process ensuring that the tenant is settled and knows to call us with any issues. We will forward on the move in money to you promptly minus any agreed fees and then on a monthly basis collect the rent and again forward this to you promptly. We will be the 'go-to' people for the tenants should they have any issues whatsoever. At the start of the tenancy you can let us know if you would like to use our contractors or if we should be liaising with your own team.

    We will collect the rent and remit to you in a timely fashion, ensure that any gas safety certificates remain valid and if ever needed pursue non payment of any rent due and advise on rent arrears action.
