    Getting Started...

    Whether you're a first time buyer, a home mover or a landlord you'll need to know what your budget is and how much money you can borrow. We can help you with this by setting up a consultation with one of our fully qualified independent Mortgage Advisors, where you'll soon know how much you can afford and what the monthly payments will be. Our advisors will also provide you with what's called an 'Agreement in Principle' certificate. You'll need this as proof that you can obtain a mortgage to show other estate agents before they will accept an offer from you.

    Viewings

    Now that you know how much you can borrow and you've got your proof of mortgage, you can start viewing properties. You need to know which areas you want to live in, how many bedrooms you need, your maximum budget and which type of property you want. We will enter this into our system and you'll be kept constantly updated with our latest properties via text, email and phone.

    Make an Offer

    Once you've found your dream property, you'll need to make an official offer through our sales negotiators.

    Choose a Solicitor

    You will need to instruct a solicitor to carry out conveyancing. We can arrange for our recommended solicitors to take care of the sales progression.     Apply For Your Mortgage

    Now that you've got an offer accepted on the property you wish to purchase, it is imperative that we apply for your mortgage as soon as possible to avoid unnecessary delays. It can all be done within an hour and generally you'll need the following proofs:

    -Photographic ID & Proof of Address
    -3 Months Pay Slips or 2 Year Accounts
    -Proof of Deposit

    Sales Progression

    Your file will be assigned to one of our sales progression team who will endeavour to look after your every need through the buying process. They will advise you and negotiate on your behalf throughout this process, keeping you informed every step of the way.

    Valuation or Survey

    When the mortgage company has approved the initial mortgage application, they will instruct a survey for Mortgage purposes, to ascertain the condition and value of the property. Your chosen lender will contact us to arrange the inspection, and if everything is satisfactory, you can expect your mortgage offer to follow shortly after.

    Mortgage Offer

    Following the successful completion of the survey, your offer will be produced and sent out to you and your solicitor.

    Signing of Contracts

    Once the solicitors have received all the information requested, prior to exchange of contracts, both sellers and purchasers will be sent the contract to be signed in readiness for the exchange.

    Exchange of Contracts

    Once everybody in the chain has signed the contracts and solicitors have received everything needed, they will then instruct a formal exchange of contracts. All parties need to agree on a completion date and then the solicitors can exchange on the property, which means everything is legally binding.

    Completion

    This is the big day when all parties in the chain move. The keys will only be released once the transferred funds have reached the sellers solicitors (usually around midday). As estate agents, we often hold keys to the property prior to completion and we can only release these once we have had confirmation from the solicitors that the chain has completed.

    Jon Whitehead, Managing Director
    Hi, my name is Jon Whitehead, I am the Managing Director of Arden Estates. I've been working within the property industry since 2004, when I started off my career as a Mortgage and Insurance Advisor working for a large firm in Birmingham. In 2006 I set up my own business providing financial advice.

    After four successful years I decided to branch out into the selling and renting of residential property, and so Arden Estates was born. We now have five local offices and the two businesses complement each other really well.

    When I do get time away from the office I enjoy playing sport, mainly golf, squash, snowboarding, and spending time with my friends and family.

    Hi, my name is Sarah Massey, I am the Branch Manager within the Bromsgrove branch. I had previously been working as a Sales Area Manager within the education/employment sector and had been itching for a change and new challenge.

    After originally joining the team as a Sales Negotiator, my role has further progressed and as well as seeing sales through, I also help to manage the team here in Bromsgrove. I enjoy working with people enormously and have a real passion for property, so felt Estate Agency would be the perfect career change for me.

    Joining the Arden Estates team was certainly the right move for me and I still progress within the role with every new day.

    When I'm not at work I love to spend time with my husband and two children, taking time for family holidays and special days out.

    After gaining my Certificate from the Chartered Institute of Marketing, I have always been interested in the Communications side of Marketing, and my position here at Arden allows me to progress further forward within that sector.

    In my free time I enjoy socialising with friends and family, cooking and entertaining, as well as travel and a passion for interior decoration.

    Hi, my name is Jackie Kamara, I am a Sales Negotiator within the Bromsgrove branch. After working predominantly in local sales for newspapers and magazines, I decided it was time for a bit of a change. After getting to know Arden Estates through my previous job, I jumped at the chance to take on a new role with a forward thinking company.

    What I enjoy most about being a Sales Negotiator is the variety, every day is different, and I love property and dealing with people, so it really is the perfect job for me. Having recently spent three years working on my own personal home renovations, including a loft conversion, which we did ourselves - I love to see the potential any property can offer.

    I have many interests outside of work, I love to spend time with my family and little grandson, eating in and out, socialising with friends, dancing and growing our own veggies on our local allotment.

    Hi, my name is Charlotte Horton, I am a Sales Negotiator within the Bromsgrove team. After previously working in financial services, I knew it was time for a change and had always wondered about becoming an estate agent. I decided to follow my heart and joined Arden Estates successful team in January 2016.

    My change in career was fuelled by my passion for property and interior design, along with wanting to further develop my already existing skills set, within a workplace I'm excited to be a part of. My role at Arden Estates allows me to fulfil this, and I love the fact I am challenged every day. However, the best thing about my position, is being able to achieve the best price for my client's home and help them find their dream home.

    Hi, my name is Christine Raybould, I am a part-time Sales Negotiator at Arden Estates Bromsgrove. After previously working within the Education sector as a Teaching Assistant, I gave up my career in 2013, to become a mum to my third child. After a two-and-a-half-year hiatus to be a full time mum and take care of a busy and hectic household, I knew it was time to have some 'me' time back and return to work.

    However, I also knew I wanted a new challenge! I've always enjoyed meeting people and have a passion for property, so felt this could be the perfect career move for me - I have not looked back since. My role at Arden Estates provides me with challenges I love to solve, vendors and clients which I have built a great rapport with and I get such a buzz when a sale is tied up and my client has either sold their property successfully, or bought the property of their dreams.

    When I'm not working at the office, I still love my other job as mum to my three boys, and spend all my spare time with my husband, the kids and our zoo of rescue animals. When I get chance, I also like to get to the gym or out on my bike.

    What I enjoy most about my role is meeting new people on a daily basis, building a rapport and friendship, and ultimately helping them achieve their goals.     Although I don't get much spare time, quite often working anti-social hours to suit my clients' work schedules, when I do, I enjoy family time with my wife and son.
