    We appreciate and understand how much of a significant asset a rental property can be, and that your main objective is to maximise the return on your investment, both in terms of rental income and capital appreciation.
    We have designed our service to give you peace of mind and relieve you of the commitment of being a full time landlord, which is why we look after over 150 properties on behalf of our clients worldwide.
    Here is a list of services which we offer to our landlords:
    Introduction Only 
    We shall market & promote your property, carry out accompanied viewings wherever possible, once a tenant is found our fees will be due before giving you the prospective tenants contact details, it is a Landlords responsibility to cover all other aspects of a tenancy.
    Tenant Find 
    This service covers all of the above plus we will conduct a tenant's reference, prepare a welcome pack for all tenants, collect initial cleared funds and register deposits. We can organise an EPC/ Gas Safety Certificate, Rental Warranty and Inventory if required.
    Rent Collect
    We offer all of the above, as well as collecting the monthly rent, paying the landlord and chasing arrears.
    Fully Managed
    Our fully managed service covers all of the above, as well as dealing with day to day management issues, continual liaising with the landlord, arranging to visit the property throughout the tenancy and dealing with any repairs.
    Complete Service 
    Our fully managed service as well as Guaranteed Rent.Please note: an EPC and a Gas Safety Certificate are mandatory when renting your property.

    What is the minimum term of a tenancy?
    You will be required to sign an assured shorthold tenancy agreement which is normally for a twelve month period but can be anything from six months up to two years in length if both parties agree. However on a general basis most tenants will sign for a 12 month period.
    What do I need to pay before I move in to the property?
    Before you move into a property we will need the following in cleared funds:
    • Six weeks deposit (for non managed property)
    • One month's rent in advance

    Are there any additional costs in special circumstances?
    For all managed property an inventory will be required, the cost for this are shared between the landlord and tenant, your part of the costs will need to be paid on exit.
    What references will you need from me?
    As a minimum we will require satisfactory references from your employer, current or previous landlord as well as carrying out a credit check, you will also need to pass an earnings criteria check before an application can be made.If you have or have had a CCJ you are likely to fail referencing.
    What is a Guarantor?
    If you are unable to afford the rent on your current salary a guarantor can be put in place, a guarantor is someone who agrees to vouch for a Tenant's ability to pay rent, as well as any damage that the Tenant may cause. Should the Tenant default on rent payments and/or fail to pay for any damage caused to the Landlord's property the guarantor will be liable to pay.
    Tenants Contents Insurance
    You might be surprised to know that your landlord cannot be responsible for insuring your possessions or that you could even be liable for any damage you cause to your landlord's goods. To provide you with a solution, we offer information on contents insurance specifically designed for tenants.Tenant's contents provide:
    • Up to £40,000 contents cover
    • Up to £2,500 accidental damage cover to audio and video equipment and home computers
    • Up to £2,500 tenant's liability cover for damage to your landlord's property and/or contents
    • Up to £300 Frozen food cover
    • Up to £2 million personal & occupiers liability cover
    • New for old cover excluding clothing and linen
    • Optional benefits including cover away from home, bicycle cover and full accidental damage
