    We start by listening very carefully. We need to get a good understanding of the type of property you're looking for, your family circumstances and needs, and your budget. From this we can compile a list of candidate properties for you to consider.

    Accompanied viewings
    We accompany you on viewings so that we can talk you through the details of each property and answer your questions. Very often we will have several homes for you to see, and will drive you from one to another so that you can compare them. Throughout, we can give you as much help as you need in coming to a decision and, from experience, suggest points you may not have considered.

    Your proposal to the landlord
    Once you have chosen a property, we ask you to make a formal proposal. This will state how long you would like the tenancy to be, and whether you want options to renew the tenancy or break it. Your proposal will also contain any particular requirements you may have - for example, a request to change furniture or flooring, or to install certain appliances or equipment.

    Formalities and check-in

    Once you have an agreement with your landlord, Aylesford draws up a tenancy agreement for you and the landlord to sign.

    We are required by law to take copies of recognised documents that verify your identity and your right to rent in the United Kingdom. In addition, a credit check is required.

    On the day you move in, we also arrange a check-in clerk to document the contents and condition of the property.

      Introduction

      Every country has its own system for buying and selling houses, and at Aylesford we're delighted to help you through the process here in the UK. In fact, around half of the properties we sell are bought by non-UK nationals, so we are constantly welcoming and helping buyers from all over the world.

      This is a summary of the selling process here in the UK. You will need a solicitor (a lawyer) who specialises in 'conveyancing' (the legal word for buying and selling property). If you don't know a solicitor, we will be happy to recommend one.

      Preparing to sell

      When you have decided to put your house on the market, you should ask your local estate agents to visit your property and give you their opinion of its current market value. While you will want to achieve the best possible price, it is also important to be realistic when deciding the asking price for your property. We will handle all aspects of the sale of your property; from marketing and conducting viewings, all the way through to agreeing a sale and seeing it through to completion.

      It is a legal requirement that all sellers must provide an Energy Performance Certificate (EPC) which is something that we can organise for you, along with professional photographs and a floor plan.

      Presenting your property
      Once you have chosen an agent and signed a formal agreement between both parties, you should start to prepare your house for viewings. We will give you advice on how to present your home in the best possible light, which may include you carrying out any minor works, such as repainting, in order to attract as much interest as possible.

      Receiving an offer

      Potential buyers make offers directly to us which we will then pass on to you both verbally and in writing. You should be prepared to negotiate as a lower bidder may actually be in a better position to proceed; if they are paying cash or don't have a property to sell, for example.

      When an acceptable offer has been made, you should provide us with details of your solicitor, if you haven't already done so, and we will prepare a memorandum of proposed sale. Your solicitor will draw up a draft contract and send it to the buyer's solicitor who will then carry out preliminary enquiries.

      Please note that an offer isn't legally binding until contracts are exchanged.

      Making an offer

      Finance and survey

      If you need a loan (a 'mortgage') to buy the property, you should now talk to a mortgage broker (a professional who arranges mortgage loans) or go directly to a lender.

      In your calculations you need to allow for Stamp Duty Land Tax (SDLT) in addition to the purchase price. This is charged at varying rates of 2%-12%, with increasing rates applied to the higher value bands of the property. 

      We also recommend that you order a professional report (a 'structural survey') on the property to make sure that it is in good condition.

      Andrew Langton, Chairman
      Andrew is one of the most experienced estate agents in London. He founded Aylesford back in 1966, in the very same Chelsea property where the firm resides today. The longevity of Aylesford as a proud independent is due to many factors, but Andrew's philosophy of always giving the right advice - even if this means advising clients to sit tight if circumstances aren't right - has won him numerous clients for life. As Andrew leads the firm in its fifth decade, he has witnessed the property market in all its guises, several times over, and remains a constant source of experience and knowledge.

      Brendan Roberts, Director
      Brendan joined the property business for all the right reasons. He discovered an estate agent friend at Aylesford had a car telephone - extraordinary in 1984 - and Brendan was hooked. He has since spent nearly 30 years in the property sector, with more than 20 of them at Aylesford. His career has spanned flats, houses and development sales and consultancy work, the latter making it a natural step for him to lead our Project Management division. He has experience of several large scale developments including Canary Riverside, Benbow House and Butlers Wharf, from land acquisition through the appraisal and design stage, and to the actual sale of the units.

      Edward Corry Reid, Associate Director
      With admirable foresight, Edward arranged to be born 100 yards from Aylesford's office. Chelsea has always been his home in London and not surprisingly, his knowledge of this area is encyclopaedic. He joined us in our flat department in 2005 after a spell in Kuwait, and has since overseen sales at every level of the market. Edward is not one to sit around: he is both a marathon runner and long-distance swimmer.

      A man of many parts, Charlie's career spanned horses, an art business and launching a hotel in New York before being lured into estate agency. After a spell running country house sales for an agency in Oxfordshire he joined Aylesford in 2006. He has gone on to develop an extensive knowledge of London's better areas, including Notting Hill, Chelsea, Kensington and Belgravia, as well as areas south of the river. Away from the office Charlie is a keen rider - he has competed throughout America - and an equally passionate player at the Holland Park Tennis Club.
