    Richard Heath  Lettings Manager FARLA, FNAEA, CRLM
    Richard is Residential Lettings Director for Barbers and oversees our successful Lettings and Property Management Department's. As a valued member of the team, Richard originally joined Barbers after leaving school and has worked as an auctioneer before specializing in Residential Property Lettings. Richard is a Fellow of the Association of Residential Letting Agents, National Association of Estate Agents and has gained his certificate in Residential Lettings and Management through the National Association of Estate Agents. His experience have driven him to develop a strong team of Letting and Property Management specialists, who all have exceptional knowledge of their market place and the locations we operate, whilst maintain excellent customer levels of customer service
    What is your role at Barbers?I am the Director of Lettings, responsible for overseeing our wonderful letting and property management department. Having been letting properties in the area at Barbers for over 25 years, I am vastly experienced in dealing with all property types and enjoy nothing more than discussing the rental market with landlords and tenants throughout our network of offices, maintaining excellent levels of customer service.

    Andrea Taylor  MARLA - Lettings Valuer
    Andrea is a Residential Lettings Valuer who has been with Barbers since 2017. She brings a wealth of experience with her, having previously been a Branch Manager for another local agent.     Belinda Naylor - Lettings Negotiator
    Belinda joined Barbers in 2017 as Lettings Negotiator for the Wellington/Telford Branch, her role is varied and includes showing viewers around properties, negotiating the application to the landlords, then carrying out referencing in-line with current legislation before going through the tenancy agreement and finally giving the new tenants a key.
    What is your favourite food & drink?My favourite food type is probably Mexican, however I am very partial to a Lasagne. Drink wise, this depends on the season, I enjoy a nice red wine in the winter months, when it's cold and dark at 4pm, I then change to a summer drink of G&T or a Vody.
    Where is your favourite holiday destination?Haven't had a holiday for a few years, if I had the chance I'd love to go and see the Terracotta Army or go to Canada to see the Northern Lights.
    What is your favourite film?This is a tricky one as I have so many, one film very close to my heart is "The Way We Were" with Robert Redford and Barbra Streisand, I remember crying real tears when I first saw this, on the other spectrum I absolutely love Guardians of the Galaxy films.
    What makes Barbers different?Barbers is like one big family, I feel I'm trusted to get on with my job, but know I have the backing from fellow staff members, if I need it.
    What do you enjoy doing when you're not at work?Gardening, I'm a real novice and know nothing about it, but I'm really trying, sadly I watch all the gardening programs to learn or google, my poor better half has a note pad, I make him write down the names of plants I'd like to grow and then drag him around garden centres.

    Molly Stretton - Property Manager
    Molly's role involves arranging maintenance work, rent collecting and keeping the landlords up to date with regulations i.e. gas checks, EPCs, smoke alarms.She joined Barbers in 2018 after a number of years working as Head Groom for an eventing yard near Whitchurch. Molly is a Hodnet girl and enjoys a trip to The Bear after work! She prides herself on excellent service to ensure that her landlords and tenants can be stress free
    . What is your role at Barbers?I am a property manager and cover the Newport and Telford area. I deal with property maintenance and ensure landlords and tenants are happy with their home.
    Do you have any pets? I have 2 horses - Ruby and Tigga. There very cute!
    When you were a child, what did you want to be when you grew up?A page 3 model and if that failed I wanted my own tea rooms to serve people tea and cake.

    Jacqui Edwards- Inventories - ARLA Inventories 
    Jacqui joined Barbers in 2014, having previously worked as a Real Estate Agent in Dubai and more recently at a local bank. Her main roles include the preparation inventories prior to the commencement of a tenancy and then conducting an outgoing inspection at the end, before negotiating deposit releases. Jacqui lives in Market Drayton but enjoyed her time in Dubai and would like to be back overlooking the sea one day!

    Lara McBride - Home Inspector 
    Lara has worked for Barbers since June 2022. She originally trained as an Architectural Technician then moved on the work in Local Authorities throughout Shropshire. She had various roles, but they were all property related. Being our Property Inspector Lara gets to visit all our tenants living in a managed property & produces very high standard bi-annual reports for out landlords Having always lived in Shropshire she knows her way around the area but there is still the odd property that proves tricky to find!
    What is your favourite food & drink?Food: White pudding suppers and rowies, I once drove over 800 miles for the weekend just to eat both and bring a supply home! Drink: coffee
    Do you have any pets?Yes, a 16-year-old Jack Russell.. We got him as a rescue 14 years ago.

If you need a mortgage you will need to speak to a Mortgage Advisor. Barbers Estate Agents work closely with Mortgage Advice Bureau (MAB). A mortgage is a large outgoing cost, which is effectively a loan secured against a property. You can't sell the property without paying off the mortgage first and if you don't keep up the repayments the lender can repossess the property. If you don't require a mortgage it is sensible to think through all the potential moving costs you might incur such as Stamp Duty, legal fees, agents fees, removal costs etc as you plan your budget.
      • Negotiating and making an offer

        Once you have found your ideal home, the next step is to make a offer. It is important to consider a variety of factors before making an offer-

        1. Knowing your Budget

          It is crucial to know and decide what your maximum limit is from the start and stand firm. If the seller refuses to budge you need to think very carefully if the property is really worth the extra money and can you afford it?

        2. Knowing your position

          If you are a first time buyer with no chain or a buyer with a pre arranged mortgage you potentially have a head start on some of your competition. Make sure your Estate Agent is aware of this and also the seller, as this can put you in a very advantageous negotiating position.

        3. Understand the sellers position

          If the seller is in a hurry to sell they might be willing to accept an offer to make the sale, Whereas if a seller is not in a hurry they are more likely to hold out for the best price.

        Arranging your Solicitor

        It is advised that you arrange a solicitor early on in the process so a file can be opened in readiness.

        Agreeing a purchase

        When you have found a suitable property as an agent we will check a buyer's ability to proceed. If you are selling it will mean speaking to other agents in your chain. If you don't need to sell we will ask for proof of funds. Once all the information is to hand we will write to all parties to confirm the sale and then the legal progress commences.

        Arranging a Survey

        If you require a mortgage on your purchase your lender will be arranging a mortgage valuation. In addition you may require a survey. Barbers work closely with Spencer Hustwick Surveyors who are able to quote for all types of surveys.

        Legal work before exchanging contracts

        Your solicitor will begin the conveyancing process. This includes organizing searches at the local authority and dealing with the results; receiving the mortgage offers, checking that the seller really is the owner of the property and preparing a Report on Title, Paying Stamp duty tax on the property and preparing the final contract.

        Throughout the sale Barbers work closely with your solicitor to ensure the process goes as smooth as possible. Barbers liaise with solicitors to ascertain the progress of searches, enquiries possible exchange and completion dates and then relay this information to all parties involved in the sale

        Exchange of Contracts & Completion

        In England and Wales, Exchange of Contracts is the last stage of the legal process after which you cannot pull out (without losing your deposit and any legal costs you may have incurred) This refers to when copies of signed documents are exchanged between the buyers conveyancer and the sellers conveyancer.

        Once everything is ready, you'll then be asked to pay a deposit before contracts can be finally exchanged. This is a percentage of the property value. Note, at this stage if the buyer pulls out, they will lose their deposit and may face legal action from the seller.

      In her own words, Kay has the best job in the industry! As Sales Support, she take photographs and measurements for properties coming on to the market, then creates the property brochures to be sent out. Kay started working for "Barber & Son" straight from school in 1988 on a Youth Training Scheme. From 2002 to 2011 Kay worked between Barbers' Oakengates, Telford and Wellington Offices - making her a real local expert. After a number of years working in Barbers' Commercial Department, she moved back into Residential Sales in 2018. Kay grew up in Admaston and has stayed close by ever since. A keen walker, Kay can regularly be found wandering the local nature reserves, along with The Ercall and The Wrekin.
