    Tenant Find:

    As part of this service we will attend your property to conduct a market appraisal and take photographs and room dimensions; we will then advertise your property via property platforms such as www.rightmove.co.uk and www.belvoirlettings.com. We will qualify all enquiries and arrange and conduct viewings to secure suitable tenants; once suitability has been ascertained we will then carry out reference checks via an external reference provider. Assuming the checks are returned with a satisfactory result we will produce an Assured Shorthold Tenancy Agreement, organise signatures, take initial monies, and we will register the deposit within the required time frame.

    For the competent Landlord who is experienced and conversant with all legislation, all ongoing management of the property will be dealt with by you.

    Part Managed:

    This level of service includes everything detailed above; in addition we will collect the monthly rent, produce a rent statement and transfer the funds to your desired account; in the event that the rent is unpaid we will pursue the tenant for this payment. We will organize the transfer of utilities into the tenants name, conduct regular property inspections and provide advice on disputes in relation to the tenancy. At a time you wish to end the tenancy we will prepare the appropriate statutory notice, and we can provide you with rent & legal insurance which guarantees to remove the tenant if they fail to pay the rent and pay the arrears until possession.

    You will be responsible for overseeing and organising your own repairs and maintenance.

    Fees:

    Our fee structure for managing property consists of an initial set up fee, plus a monthly management fee.  During your let there are NO HIDDEN COSTS.

    To be eligible to let one of our properties you must meet the following criteria...

    • Be in permanent employment or at least contracted for a greater term than the tenancy  
    • Have an annual income of at least 2.5 * the annual rent  
    • If you have been in rented accommodation previously you must be able to provide a satisfactory Landlord reference  
    • Be free of any adverse credit history, i.e. county court judgements/bankruptcy/etc  
    • Agree NOT to permit smoking in the property  
    • Agree NOT to permit pets in the property without prior consent

    Paul Murphy - Managing Director
    As the owner of Belvoir Chelmsford 'established in 2002' Paul has a wealth of knowledge of the Chelmsford market and has assisted numerous investor landlords to find the right property whether they have had short, medium or long term objectives. The door is always open for you to pop in for a chat and free advice on investing. His career within both Financial Services and Sales arena dates back to the 80's. With a wide spectrum of knowledge in Lettings many of his landlords have built their portfolios with his help. Over some 30 years he has managed numerous teams as well as working solely for himself. He prides himself on a very strict business/people ethos and a strong code of conduct that is well recognised. From this Belvoir Chelmsford enjoys continuous growth by way of referrals and recommendations. Whilst at the forefront for some 20 years or so he always hand picks his team. A family man with children and grandchildren he has lived all his life within a 20 mile commute of Chelmsford.
