    Belvoir Peterborough is a specialist in Buy to Let, Lettings & Property Management; we put all of our efforts into the letting & management of properties for landlords. When we advise landlords about suitable buy to let properties there is no selling conflict; as we have to be accountable on the buy to let advice we give.

    We have three different service levels, from a tenant find only up to our fully managed lettings service. Many agents only have two; this allows us to provide you with a more bespoke service to your requirements.

    A brief summary of our services:

    Fully Managed Service

    Our top and most popular service is our fully managed service which includes everything listed in the let only service, plus regular inspections and maintenance coordination. Monthly rent collection and email statements to landlords; as well as rent arrears chasing.

    Self Managed Service

    One of our self managed services (Let Only), includes everything from the tenant find service, plus a professional inventory, preparation of the tenancy agreements and other legal documents, ordering of safety certificates, notifying utility companies and deposit registration. We then handle any disputes over the tenancy deposit return at the end of tenancy.

    Tenant Find Only Service

    Our very basic service is the Tenant Find Only service; this service includes advertising the property, accompanied viewings and referencing.

    Price Match

    We offer a price match solution, if you find like for like service at a lower price elsewhere we will match it.

    The Peterborough lettings team has over 40 years experience in the lettings industry. As landlord's ourselves we understand the importance of communication, we have learnt and adapted our company's procedures and ethics to ensure you are given the best support and advice throughout the management of your property.

    Buildings and Content Insurance

    Belvoir Peterborough work with partner agents to offer bespoke buildings & contents insurance for your property to cover everything from a water leak to fire to cannabis factories! 

    Rent Guarantee Protection

    Our Belvoir branded Rent Guarantee Protection covers the rent should the tenant fail to pay due to a change in circumstances; the legal fees in evicting the tenant are covered too! There is no excess to pay in the event of a claim... just one annual charge.

    For your protection, we are members of the following regulatory bodies to make Belvoir Lettings Peterborough a fully regulated letting agency.

    ARLA Licensed

    We are an ARLA licensed lettings office. The Association of Residential Lettings Agents (ARLA) leads the industry in setting and regulating the highest standards in the industry and demands certain levels of professionalism and commitment to customer service from its membership.
    Our client account (where the landlords and tenants money is held) is audited in accordance with ARLA Regulations by independent auditors and is bonded by insurance for yours and your tenant's protection.

    SAFE Agent Registered

    We are SAFEagent registered, SAFE is a new campaign set up to make it easy for landlords and tenants to know they are dealing with a professional agency with client money protection and standard which have met a strict criteria.

    NALS Member

    We are a NALS Member. The National Approved Letting Scheme is a Government funded scheme for accreditation and registration of professional lettings agents.

    Property Ombudsman Scheme Member

    We are also a member of The Property Ombudsman Scheme. The Property Ombudsman for Lettings can resolve disputes referred by landlords or tenants that relates to lettings and management agents that are members of the Scheme. These agents follow the Code of Practice for Letting Agents.

The Lettings Process & Costs Involved

    Once you have found a property, give us a call on: 01733 321500 - we can then arrange a physical viewing for you.

    If you are then happy and want to put in an application, you will need to then fill in our application pack and put down the following payments which will secure the let (Subject to contract):

    - £175 administration fee for one application / £125 administration fee for each additional applicant / guarantor.

    - First months rent on the property (Holding Deposit)

    We then will agree your application with the Landlord (Subject to contract) and once we have their approval to proceed, we will the start the reference checks which will consist of a credit check, employment references and Landlord references(If applicable).

    Once the references have been completed and the Landlord is happy with the outcome, we will then start to draw up the tenancy contracts inline with your tenancy start date. An inventory will also be done prior to your tenancy start date. Some Landlords may be managing their own tenancy, so the below may change.

    On the start day of tenancy you will come into the office to sign your contracts, provide ID and two proof of residency letters and to pay the following balance:

    - Damage Deposit (Equal to one months rent + £100)

    - Inventory Fee: £60

    - Pet Fee (If applicable): £150

    I'm the General Manager for Peterborough and Cambridge and my role is both varied and busy. I've been with the company for close to 7 years and have worked in most areas of the business. The focus of my current role is to oversee the operations of all three divisions of our business, future planning, business development and working with developers and investors. I'm currently studying for a RICS qualification in Commercial Property Surveying which is very challenging but interesting. I love working in the property industry and have a real passion for it. Next year I hope to embark on my own self build and when not working, I enjoy travelling, home interiors and spending time with friends and family.

    I'm Luke; I've been with Belvoir for 12 years (which is longer than most of the furniture!) I've done a variety of roles within Belvoir over a few locations. My role as Business Development Manager & Buy to let Advisor means I spend time with new & existing clients helping to build their property portfolio's, I give specialist advice on HMO properties. I also work on projects to help generate new business. During my working life at Belvoir I have gained a number of lettings qualifications to help further my knowledge and ensure I give the best & most up to date quality advice.

    Hi, my name is Robert. I have been working at Belvoir for just over 4 years and have progressed throughout my career, so much so I have recently been promoted to the position of Office Manager. I enjoy all aspects of the job with no two days being the same. I am also focused on helping my colleagues achieve the best level of service possible. In my spare time I enjoy collecting films and film memorabilia and cycling.

    Agreements & Repossession Manager

    Hi I'm Stacie, I've been working with Belvoir for over 3 years and started as an Apprentice. Throughout my career I've progressed and in my current position as an Agreements and Repossessions Manager I'm involved in the day to day handling of Tenants accounts including creating contracts for their new property. At the moment I'm studying for my BTEC Level 4 Professional Diploma in Residential Letting and Management. I currently help run a Cheerleading Team in Peterborough in my spare time and love to work with my team both in and out of work.

    Maintenance Coordinator

    I have been with Belvoir since May 2014 and my role is maintenance co-ordinator so I deal with all maintenance issues that tenants / landlords report to me I find my role very busy and challenging at time. My favourite part of my role is having the works carried out and where both landlords and tenants are happy with the result. My hobbies consist of spending time with my family camping walking my dog "Bonzo" in the fresh air, cycling, roller skating and being a coach for my son's football team. I also enjoy a spot of gardening for friends and family whom are not able to undertake such works.

    I'm Kayleigh. In July, 2014, I was fortunate enough to be offered the role of Part Time Lettings Administrator. I have been studying A Levels in Business, Economics and Mathematics and working at Belvoir has complimented my studies greatly. My role as Lettings Administrator involves communicating with and assisting my colleagues, our tenants and landlords, and viewers. Answering telephone and email enquiries is enjoyable but I must admit that I get a bit excited when I'm asked to leave the office to run an errand or carry out a viewing as none of my friends have a job as diverse as mine. Plus, I think I enjoy looking around our properties as much as the viewers! I'm hoping to go onto university to study Management but to come back and work at Belvoir in the holidays; they're not getting rid of me that easily!
