Letting through Benjamin Stevens

    Introduction
    Letting a property is on occasion emotional, sometimes traumatic, and invariable a risky venture. 

    When letting a property, the quality of the Tenant is of paramount important. Our aim and primary objective is to find the right Tenant. 

    We at Benjamin Stevens have over the years built up a rapport with our Landlords and gained a respectable, reliable reputation. We believe that proving your property is in good decorative condition, well furnished and equipped and located within easy reach of all amenities and public services, it should be possible to find an acceptable Tenant. 

    We are members of the National Approved Lettings Scheme (NALS) and as such are obliged to abide by a stringent code of conduct and are required to offer you the very best service. NALS is an organisation which regulates companies offering a residential lettings service and is recognised by government, local authorities, consumer interest groups and the media as the leading professional body in the private rental market. As members of NALS, your position as a potential client is fully protected, as we are obliged to hold substantial professional indemnity insurance and have client money protection bonding. 

    What Do We Provide For Our Landlords?

    Referencing

    All of our Tenant's are fully and comprehensively referenced. We ask for Employer and Landlord references which we cross reference with payslips and bank statements. We also do a credit check on all of our Tenants. 

    Rent Guarantee
    We offer our Landlord's a free 6 month Rental Guarantee. Even the best tenants can fall on hard times, and many rental arrears occur due to a tenants change in circumstance (rather than a refusal). Our Rent Guarantee insurance covers four missed rental payments but also all legal costs in evicting the tenants (if necessary), up to a maximum cost of £25,000.

    Contracts
    We use a 12 month AST (Assured Shorthold Tenancy) agreement for all of our properties. These include a 6 month break clause with a 2 month notice period at any time after the break clause. We draw up the contract and then ask all parties if they are happy with the agreement- we are always happy to add in extra clauses if necessary. We also send out a Section 21 Act to all parties once the Tenancy Deposit has been registered.

    Tenancy Deposit Scheme
    We hold all of our deposits in the Tenancy Deposit Scheme, which is government approved. As soon as a Tenant moves into a Property, their deposit is registered and a certificate is given to all parties. This ensures that the deposit is protected in the case of a dispute.

    Inventory
    This is an accurate and detailed description of the interior of a property. The inventory report allows an accurate comparison to be made at the end of the tenancy and is used to prevent or resolve any disputes at the end of the tenancy between Landlord and Tenant. We charge our Tenant's for the inventory check-in and ask our Landlord's to pay for the check-out. This varies in price depending on the size of the Property.

    Gas Safety Certificate
    This is a legal requirement and must be done every 12 months. If needed, we can arrange this for £85.

    Energy Performance Certificate 
    This is a legal requirement and must be done every 10 years. If needed, we can arrange this for £85.

    Cleaning
    If needed, we are happy to arrange a professional clean for a Property before a Tenant moves in. This varies in price depending on the size of the property and the amount of work hours needed.

    Utilities
    Once a Tenant has moved into a Property, we take all meter readings and pass them onto the relevant companies. We will inform the gas/electricity/water/council about the new tenancy.

    Rent Collection

    It is important that rental payments are paid on time every month. Some of our Landlord's may not always be able to check their bank account on the exact day every month to ensure that payments are made on time. We offer a rent collection service- so that the rent comes into our client account each month, and we transfer it onto the Landlord on the same day. This is charged at £20 (inclusive of VAT) per month. This ensures that if the Tenant is late with rent, we can deal with the issue immediately so that the rent can be collected as quickly as possible.

    Management

    Our management service is charged at £35 per month (inclusive of VAT). This includes:
    - Arranging appointments for contractors to attend your property should there be a problem.
    - Arranging for Gas Safety Certificates to be carried out each year without fail.
    - Being there 24/7 should an emergency arise within the property.
    - Quarterly Inspections
    - Rent Collection every Month
    - Dealing directly with tenants to allow minimal disruption to you.

Renting through Benjamin Stevens

    Holding Deposit
    To secure a property and take it off the market we take a £300 holding deposit which is put towards your full 6 week deposit that you pay when you move into a property.
    At the same time, you will be required to pay for referencing costs which are £140 per person. This fee is passed on to our referencing company who also provide a rental guarantee to our Landlords on all our properties.

    Putting Forwards Your Offer
    Once you have paid your holding deposit and referencing fee, your offer will be put forward to our Landlord. In most cases, this offer should be acceptable and you will be able to proceed with your application. If the Landlord rejects your offer we will refund your monies in full.

    Referencing
    All applicants are required to provide their references within 48 hours of putting down a holding deposit. 
    We require:

    • Two forms of ID (e.g. passport and driving licence)
    • 3 Payslips
    • 3 Bank Statements
    • If you are self-employed you will need a letter from your accountant plus your end of year certificate
    • Students will need a guarantor- in this case we take the normal referencing documents from the guarantor

    Once we have all of your documents we will process them the same day and let you know whether they are acceptable.

    Contracts and Moving-In
    Before you move in, you will need to come into the office and sign contracts. You will then need to pay the balance which is 6 weeks deposit (less the £300 holding deposit) and one months rent in advance.
    A member of our staff will always come to the property with you to hand over your keys and take your meter readings. We will then pass these readings onto the relevant utility companies.

      The selling process can seem complicated, at Benjamin Stevens we'll use all our experience to make sure it runs smoothly. Our staff are all knowledgeable and experienced and this allows us to give you the best advice -we understand how stressful moving homes can be for many people, so every sale is handled with care, discretion, service and professionalism at all times.

      Here's a quick guide to the main steps
      1: Appoint an estate agent
      2: Spruce up your home
      3: Agree the sale
      4: Exchange of contracts
      5: Complete the sale

      The first step in selling your property is to appoint an estate agent, at Benjamin Stevens we will value your home, take full details and photographs and then begin to market it and show it to potential buyers.

      There are two ways you can appoint an estate agent.

      Sole agency is where you give the job of selling your property to a single estate agent for a fixed period of time. The commission rate for a sole agency sale will be lower than that for a multiple agency sale

      Multiple agency is where you instruct several estate agents at the same time. The commission rate for a multiple agency sale will be higher than for sole agency.

      2: Spring clean your home

      A few hours spent making your property look its best or even spending a bit of money to clear up some niggling problems could add to the price you get. 

      Try to think like a buyer; don't overlook things just because you have grown used to them, reduce clutter, buyers need to imagine it as their own home. If you have outside space, don't overlook that.

      3: Agree the sale

      As your agent, Benjamin Stevens will start to generate offers from interested buyers. We present every offer to you and negotiate on your behalf to get the best result. Ultimately the decision is yours; but our experienced and knowledgeable staff are on hand every step of the way to provide all the help and advice you need to make the right decision for you. 

      Once an offer has been accepted, your buyer will provide us with their solicitor's details, at which point we will confirm everything in writing to you and your solicitor, so they can get on with drawing up the contracts.


      4: Exchange of contracts

      The buyer and their mortgage lender will then proceed to carry out any valuations and surveys on the building and check that everything is as it should be with the paperwork. It's quite normal for a few queries to be raised, so this stage can take a little while.

      Once all the paperwork is complete, you're ready to exchange contracts and set a completion date, when the money gets transferred, and the property legally changes hands, the conveyancing process will be complete. 

      After you have formally exchanged contracts, you are legally obliged to sell the property to your chosen buyer and they are obliged to buy it from you.

      5: Complete the sale

      Completion is normally four weeks later, but can be earlier. It might even be possible to exchange and complete on the same day if you need to.
      Completing the sale is usually as simple as getting a phone call from your solicitor telling you that everything has gone smoothly.

      This means both parties' mortgages have been paid off and new arrangements put in place, the conveyancers have successfully arranged the legal transfer, and the property officially belongs to your buyer.

        Just completed a house purchase with Benjamin Stevens.
