    Free Valuation

    We offer a free, no obligation, market-appraisal and will visit your property to carry out this valuation at a time that suits you. Our valuation is calculated taking into account current market supply and demand trends along with research into recent sales of comparable properties within the vicinity. Once you instruct Beville, we will immediately begin to advertise and market your property.

    Energy Performance Certificate (EPC)

    Energy Performance Certificates (EPC) were introduced to help improve the energy efficiency of buildings. If you are buying or selling a home you now need a certificate by law. The certificate provides 'A' to 'G' ratings for the building, with 'A' being the most energy efficient and 'G' being the least, with the average currently being 'D'. We are accredited energy assessors and produce EPCs alongside an associated report which suggests improvements to make a building more energy efficient.

    Marketing

    We will visit your property to measure, photograph and record all notable features. All properties for sale with Beville Estate Agency have full details including colour photographs, detailed floorplans, Ordnance Survey site plans, together with a comprehensive description and relevant local information.

    Advertising

    We are an independent estate agency and we offer a friendly, experienced and informed sales service to customers. As well as our own dedicated website and Rightmove we will advertise your property to potential buyers on our extensive applicant database through regular mailings, telephone calls and e-mails. We use the latest technology available including a fully-integrated software system along with e-mail, text and website facilities which enable us to work more effectively to sell your house. We use full page advertising in the Henley Standard and other local press and will give our clients' properties greater exposure on a more frequent basis than multi-office estate agents. Our office at Sonning Common is in a prime location and has large prominent window displays to advertise your home.

    Viewings

    We can accompany all viewings both during and outside of office-hours.

    Communication and Feedback

    Communication and feedback are an important part of selling your home. We follow up every viewing the next day to provide you with feedback from the potential buyer. If we do not hear from the applicant we will make you aware of our attempts to contact them. All feedback is important to us and if a potential buyer does not find the property suitable, we will use this information to help us sell your property.

    Vendor Updates

    As well as giving feedback we will produce detailed written reports to give you precise advertising, marketing and viewing statistics. We will also arrange regular meetings with you to discuss the progress of your house sale.

    Sales Negotiation

    When interest is shown in a property we will then work to maximise the potential for a successful sale. Our role is to get the best possible price for our vendors within a timescale that meets their requirements. We also treat all our purchasers in a fair and equal manner. Potential buyers are carefully checked to take into account time-scales and their ability to proceed with a property purchase. When we receive an offer we undertake stringent procedures to check its validity, including a check on the 'property-chain' on related house sales and a thorough investigation of each of the purchasers financial arrangements.

    Instruct Solicitors

    With our many years' experience of selling houses in the local area we have built up strong and trusted business-relationships with many local solicitors who can assist you with this matter.

    Sales Progression

    We place great emphasis on sales follow up and sales progression. This an area often neglected by other estate agents but at Beville we feel this is an important part of the buying and selling process. The progression of house sales can sometimes be a delicate operation, with surveys, mortgage offers and local searches on a related 'property chain' potentially delaying the sale of your property. We feel it is important that the whole process is carefully monitored to ensure a satisfactory exchange of contracts and completion. One of the biggest differences you will find with Beville Estate Agency is the diligence and care we take to monitor sales in progress through to a successful completion. Regular contact with all parties is maintained and clients are continually updated and advised as to the progress of their house sale. At Beville we appreciate that the main problem with property transactions is that there is no legally binding commitment until the exchange of contracts. By placing a greater emphasis on this side of the business we aim to speed up the buying and selling process. This in turn will reduce any sense of frustration you may feel during what can be a stressful time. Once contracts have been exchanged and deposits paid a moving date is set. This is the completion date. The balance of the monies will be paid to the vendor via the solicitors and the purchaser will then take possession of the property. We will help you with the hand-over of keys to ensure this part of the process runs smoothly.
