    We were pioneers in the idea of charging simple, transparent, low fees, which are payable on completion of the sale. We believe that this is more up-front and transparent than commissions as you know exactly what you will pay from day one. Suffice to say that we aim to offer genuine value for money with our low fees, but not so low as to compromise the very high standards of marketing and personal service that we believe are essential to getting a successful sale at the very best possible price.

    The conventional wisdom for estate agents seems to be that they should have a finger in lots of pies, not just selling. So most seem to have "in-house" solicitors, mortgage brokers and a lettings department.

    At BigBlackHen.com we stick solely to what we are good at - making our client's houses look at their best with our free House Doctor service, taking beautiful professional photos and using every marketing trick in the book to find our clients well qualified and serious buyers. 

    So while we can recommend excellent local solicitors, lettings agents, mortgage brokers, surveyors (as well as the best local tradesmen and builders if you need them) we leave these fields to the experts. 

    We just focus on what we do best - selling houses!

    Selling Probate Properties
    We have a great deal of knowledge and expertise in valuing and selling probate property across North London, Hertfordshire, Essex, Beds and Bucks with many such properties coming to us through the excellent relationships that we have built with local probate solicitors.

    We have a very large database of local developers, builders, and investors looking for properties with potential or development projects that can be improved and either let out or sold on for profit.

    We are not only experts in valuing these properties but can also advise the executors to the estate on what is the best way to sell, be it by Private Treaty, Informal Tender (which is a form of "best and final" bids) or auction  - so if you need advice on selling probate properties please call for expert and sympathetic advice.

    Selling by Auction

    Auctions work best when you are selling something with lots of potential as these are the kinds of properties that so many developers and investors are looking for. These people want something where they can add a large amount of value and so get as good a return for their investment and financial outlay as possible.

    The auction route works very well in these circumstances as in the excited environment of a packed auction room, buyers can be encouraged to bid one another up and so achieve the seller the best possible price.

    The other advantage is that immediately after the auction the buyer signs on the dotted line and exchanges contracts and pays a deposit with (usually) 28 days to complete. So as a seller, you have certainty that it has sold.

    Selling by Informal Tender

    When you sell by Informal Tender you hold a series of Open Day viewings to maximise interest and set a deadline by which buyers must submit their "Best and Final" offer along with confirmation as to how they plan to make the purchase (whether cash, subject to mortgage or subject to the sale of their home).

    The advantage to the seller is two-fold. Often one buyer is prepared to pay more than others, and this is a good way to get the best price in those circumstances. Secondly, you have a range of offers from buyers in different positions so can choose the best one, who may not always be the person who bid the most.

    Nigel Adams started BigBlackHen.com on Exmoor back in 2005, and then launched the Hertfordshire branch in September 2010 after moving back to his home town of Hertford. His background was in the advertising industry where he was a Director of Young & Rubicam's London office. He is passionate about changing the way that property is sold in the UK.

    Bobbie Pearson has worked in the Hertfordshire office of BigBlackHen.com since it opened in 2010. She has had an eclectic career including stints working for a local solicitor, IBM in Welwyn Garden City and even a period working in Canada. She now lives on a house boat in Hertford and is in charge of making sure that every sale gets through to exchange and completion.

      I don't actually think I can do justice to the fabulous service I received from the Big Black Hen Estate Agents and their wonderful staff, overall I cannot recommend them highly enough. I had not bought a house in over 20 years and had never sold one ever. So to be involved in both transactions while moving to a different county and a new job was potentially very stressful. I chose an estate agent to market my property in London and regrettably signed a 12 week contract, for sole agency, which was a huge mistake. I note that the Big Black Hen does not tie you in with a contract which in iteself speaks volumes for their services. I found my dream home in Hertfordshire very quickly through the Big Black Hen Estate Agent who could not do enough to help me, the comparison between them and the estate agents that were marketing my own property could not have been more different. For instance the Big Black Hen informed that on the day I was due to move in the road to my property was due to be resurfaced. They then liaised with the council to ensure that I would be able to gain access to my property, this was way beyond their remit but they volunteered to do this and kept me fully informed through the whole process. They were also the first people to tell me that I had completed beating my own estate agent (who never called me) and my solicitor. In addition, they told me when I was due to exchange contracts and chased up the vendor at the bottom of the chain when he was dragging his feet! On the day of my move the agency turned up at my door to present me with the keys so that I did not have to venture into a new town to find their offices. It proved invaluable as Nigel explained how to open the door (which was a bit tricky)! I am very happy with my new home but should I ever decide to move again I will be asking the Big Black Hen to market my property! Learn from my mistake choosing the right estate agent to market your poperty is so important!
