      At Bill Tandy and Company we are pleased to be able to offer a full professional survey service via our distinguished panel of independent and fully qualified members of the Royal Institute of Chartered Surveyors. This service can give you peace of mind when purchasing a property by providing a Homebuyer survey and valuation or a Full Building Survey.

    • Mortgages - Independent Mortgage Advice       
      With so many mortgage products on the market, it has never been more important to seek independent advice on what could well be the largest financial commitment of your life.

      Whether you are buying a new home, an investment property or looking to re-mortgage, we have teamed up with a local independent mortgage broker who will assess your individual requirements and research the market for the most appropriate, cost effective and perhaps innovative solution. Once your application is submitted, they will liaise with all parties to ensure that the process runs as smoothly as possible.

    • Energy Performance Certificates (EPC)     

      Much like the multi-coloured sticker on new appliances, EPCs tell you how energy efficient a building is and give it a rating from A (very efficient) to G (inefficient). They let the person who will use the building know how costly it will be to heat and light, and what its carbon dioxide emissions are likely to be. The EPC will also state what the energy efficiency rating could be if improvements are made, and highlights cost-effective ways to achieve a better rating. Even if you rent your home, some improvements noted on the EPC might be worth your while - such as switching to more energy-efficient light bulbs.       

      Once produced, EPCs are valid for ten years.

      Why get an EPC?

      If you're selling or renting out a domestic property or commercial building, you must get an approved Domestic Energy Assessor to produce the EPC. The EPC needs to be available to potential buyers as soon as you start to market your property for sale or rent.

      If you already own your home, the process of getting an EPC produced can help you identify ways to improve the energy efficiency of your home. As EPCs are valid for ten years, you will then have an accurate EPC ready if you decide to sell or rent within this period (unless you improve your home subsequently, in which case you may wish to get a fresh EPC done to include those improvements).

      EPCs and Feed-in Tariffs

      From 1 April 2012, customers in England, Wales and Scotland wishing to get payments under the government's Feed-in Tariff (FIT) for solar PV will need to be able to prove that their home has an EPC rating of band D or above to receive FITs at the standard rate. You will therefore need to be able to produce your existing EPC (as long as it is less than ten years old) or obtain a new one.

    After taking a part time job in Estate Agency in 1996 following maternity leave, Rachel fell in love with the industry and decided to stay. Joining the Burntwood Branch in 2003, she is now regarded as part of the 'furniture' with over ten years helping clients buy and sell in Burntwood in an ever changing market. With a keen eye for detail and customer care and with her approachable manner she makes a great team player. A hard worker Rachel likes to unwind at the gym or with a cheeky glass of wine (or two!)

    Following a successful career as a P.A., Sarah took time out to raise her young family. Having a huge passion for property lead her to join the Bill Tandy team at Burntwood in 2009.  When not negotiating the next sale, Sarah can usually found in the local boutique shopping for essential items, or in the supermarket fighting a losing battle to keep the fridge stocked for her two teenage sons.

    Rebecca initially joined Bill Tandy & Co on a part time basis covering Four Oaks and Lichfield in 2011 where she quickly established herself to be a pro-active sales negotiator. Her talents were soon recognised by Ashley, who swiftly offered her a full time role in Burntwood - she hasn't  looked back since!  Promptly completing the Level 3 Technical Award in the Sale of Residential Property she has become knowledgeable in all aspects of selling property with care and diligence. When she is not setting herself high standards in the office she is doing the same down the gym!
