There are many lettings agents to choose from and we understand how important it is to choose the right one. There are a number of key differences that we feel set us apart from the crowd for all the right reasons!

4) We are members of The Property Ombudsman, and ARLA (the Association of Residential Letting Agents), giving you peace of mind that you are dealing with a reputable and accountable company. As of 1st October it was a legal requirement that all Lettings and Property Management Agents join a Government authorised Consumer Redress Scheme. We have been members of ARLA since 2010 so if you are considering a valuation from other agencies, be sure to ask the question as if they are not members of a redress scheme, they are breaking the law! We take our responsibilities seriously and have our client accounts audited annually, client money protection insurance in place at all times, and are always up to date with changing legislation and best practice within the industry.

5) All our lettings team have, or are working towards industry recognized qualifications, so no matter who you are dealing with, you can rest assured that you are getting the best advice, and are in safe hands.

6) We go the extra mile to make sure your property looks its very best in all our marketing. We set our standards high when it comes to taking pictures and writing up your property particulars to present to potential tenants. We also include floorplans on ALL our properties as standard! The better your property looks the more enquiries we get from potential tenants, allowing us to let the property faster and from a wider pool of tenants. Did you know Rightmove research shows that Letting Agents that prioritise listing with a floorplan let properties on average 50% faster than those that don't.

Make sure you are using an agent who provide Floorplans!

We aim to let your property as promptly as possible, and give prompt viewing feedback and review your marketing regularly until let. We even text you to confirm every viewing!

7) We carefully vet all of our contractors to ensure that they are not only qualified with the correct liability insurance, but that they provide a thorough and efficient service at competitive prices. We are also more than happy to work with your own contractors should you already have trades people you prefer to work with.

What services do we offer?

We offer 4 different lettings packages, all of which can be offered with an optional insurance approved guaranteed rent policy so you just need to pick the one that suits you best. Briefly they are;

Tenant Finder - Suits Experienced Portfolio Landlords.

For a small fee we will market your property on a number of property portals including Rightmove and can erect a 'to let' board at the property if required. Our high standard of property particulars and advertising coverage will help you to let your property faster. We will forward details of potential tenants to you allowing you to carry out your own viewings and make your own decisions about the letting of your property.

Simply Letting - We'll get you started on the right footing.

We will market the property, conduct ALL viewings, find the right tenant for you and the property, negotiate the best rental return for you. Subject to satisfactory referencing we oversee the tenants move in, carrying out property checks and ensure that all legal requirements are met. We collect the deposit and first months rent on your behalf and handover to you from there. You are not on your own though, we are always at the end of the phone should you need us and there are many services you can ask us to carry out on your behalf during the tenancy which can be purchased on an ad hoc basis i.e. property inspections and contract renewal.

Letting with Rent Collection - We take care of everything financial

Not only do we market the property, conduct ALL viewings, find the right tenant for you and the property, negotiate the best rental return for you, and (subject to satisfactory referencing) move the tenant in, we also look after the financial side of your tenancy from start to finish. This includes a full inventory from a professional inventory provider, placement of the deposit with the Deposit Protection Service (Custodial Scheme), transfer of liability for utilities, collection of the rent throughout the tenancy and pursuit of any arrears, monthly and annual statements of account are produced (we even drop you a text when the payment of rent has been made every month!), professional checkout of the property at the end of the tenancy, and we manage any deductions from the deposit that are required.

Fully Managed Letting - Suits landlords who don't want the hassle

In a nut shell we do everything for you and keep you fully informed every step of the way. Included in this service are regular inspections of the property (with a photographic report), we are the first port of call for all maintenance issues and provide 24/7 emergency cover should the worst happen. You will have a dedicated property manager to oversee and take responsibility for your tenancy and property and manage the day to day contact with you tenant. We even provide a professional clean at the start of the tenancy, and ensure the property is cleaned to the same standard when it is returned to you at the end of the tenancy!

First time buyers who were quite clueless but blue sky were really helpful, friendly and approachable throughout. Quick communication and frequent updates. We viewed the property 3 times and each time were met with a friendly face and all queries answered.
