    Hi, we're Blue Sky Property, a young independent Estate Agent with a fresh approach to selling and letting property. We launched from our brand new office in Longwell Green in July 2010 and have been making waves in the local market ever since. We specialise in residential sales, lettings and management in East Bristol and are working hard to ensure we provide our customers with a professional service that exceeds expectations.     Since 2010 we've been taking a fresh aproach to the lettings industry. We take the business of looking after what is probably your biggest asset very seriously and we are relentless in finding quality, professional tenants for your property. A combination of hard work and determination has meant we are now one of the most dominant forces in the area and we'd like to thank everyone who has come on board and given recommendations to others. We intend to build on our success and grow to be the number one choice for landlords.

    Our services to you

    Level 1) Assess, Prepare & Expose. We'll visit you and Assess the value of your property. We'll then Prepare detailed particulars with wide angled photography, floor plans and room measuements.Finally, we'll expose your property to the widest possible audience of tenants on over 20 property portals and newspapers.We will then invite you to carry out the viewings and decide for yourself who you wish to run with. We'll still carry out referencing on them and prepare the tenancy agreement.

    Level 2) Simply Letting. As well as the services above, we shall accompany all viewings, draw up and sign the tenancy on your behalf, collect the first months rent and deposit monies and transfer these to you. We shall also set up the standing order for monies to reach you for the subsequent months' rent.

    Level 3) Rent Collection. As well as the services above, we shall collect the rent on your behalf and pursue and late payments, contacting guarantors if necessary. We'll send you a detailed monthly statement of account. Prior to the move-in, we'll organise an inventory to be taken on your property using an APIP regisitered inventory provider. We'll also transfer the utilities into the names of your tenants.

    Level 4) Fully Managed. As well as the services above, we shall take care of placing the deposit into a government approved scheme, organise for the property to be professionally cleaned prior to the tenant taking residence. Manage the day to day contact with your tenant - offering a 24 hour helpline for them to call if they need to report a problem. Should an issue arise, we will organise a quote on your behalf from our maintenance company and offer complete transparancy with our invoices (unlike other agents we never mark up our prices). We shall carry out regular inspections on the property to make sure they are keeping it all in good order including any lawns mowed neat and borders weeded. We will also conduct the check-in and check-out.

    For an additional monthly fee, we can also offer Guaranteed Rent for all of our managed properties. Please call us for further information.

    We put our tenants through the highest levels of scrutiny to give you absolute peace of mind. We reference our tenants via a landlord approved insurance company and check previous landlord history, verify their employment and carry out credit checks.
