    Should you choose Bond Oxborough Phillips and opt for our Fully Managed Service, we can take all the weight off your shoulders, allowing you to benefit from the rewards of letting a property without having to put in any of the hard graft.

    Making things easy
    We can evaluate tenants, deal with legal documents, select and appoint contractors to work on your property, manage everyday matters and oversee check-outs on your behalf. We will even transfer your rent each month via BACS, meaning you do not even have to worry about how you will receive your money.

    Unlike some agents, we do not only aim to fill a property with tenants, but instead prioritise finding a quality individual or family. We will not take any shortcuts when it comes to identifying the ideal candidate to live in your property.

    Letting though us
    Another key advantage of letting through us is that we have retained property management departments in our branches, so your property will be managed by a local person who can visit it at any time and has strong links with trusted contractors in the area.     Signing up with a letting agent should be your first step as a prospective tenant. Even if you believe you have pinpointed the place you want to live, worked out how much you can spend and know what type of property you are looking for, we can help you find your perfect home.

    Bond Oxborough Phillips has been an established name in lettings in Devon and Cornwall for over 20 years. As an extremely experienced letting agent, we have all the tools required to provide a great service. When you view one of our properties and begin the process of renting it, we pledge to support you in every way we can. Our aim is to set ourselves apart from our competitors by making it as easy as possible for you to find somewhere to live.

    As soon as you have set your heart on the property you want, you should confirm this to the branch and we will immediately conduct a reference check and possibly contact your guarantors. Our in-house property professionals will then begin working on a bespoke tenancy agreement that takes your rights and wishes into consideration. We will also lodge your deposit in a government-backed scheme.

    When it comes to your moving day, we will complete and agree an inventory with you and your landlord. We will also verify the condition of your new home to ensure it is everything you are hoping for.

    You should make sure you are happy with the property before signing the inventory, as this document can be used to protect yourself later in the tenancy.

    Wadebridge was connected to the railway system between 1834 and 1960; the line now forms one of the major attractions of the area and arguably the most successful recreational multi use trail in the UK, the Camel Trail, an 18 mile trail from Padstow to Bodmin which follows the disused railway and can be used by walkers, cyclists and horse riders. The Camel estuary offers a wide range of water sports, including sailing, water skiing, windsurfing, surfing and kite surfing.

    The Royal Cornwall Show, a large annual three-day agricultural show held at the nearby Royal Cornwall Showground every June attracts huge numbers of people throughout the country.

    A bypass was introduced in 1991 to eradicate the high volumes of traffic through the town centre. Now, the main shopping street has been pedestrianised and hosts a wide variety of independent shops, wine merchants, delis and small boutiques. There is a secondary school and supermarkets.

    Mark joined Bond Oxborough Phillips in 2005 as a junior negotiator in our Bude office. After completing a level 3 technical award in residential property he became a member of the NAEA and progressed to a senior negotiator and valuer. Mark has now since been made a partner and opened our Wadebridge office in 2013. In his social time he enjoys playing golf, running, cycling and recently completed his first triathlon.
