Our job is to select the best potential tenant for your property. Our state of the art software matches your property to our database of tenants and our qualified staff will appraise these tenants prior to viewing to ensure suitability.
Choosing the correct tenant for you is hugely important to us, so we undergo the strictest of selection criteria which includes an independent referencing company for credit and financial checks, employer's references, previous landlord references, identity checks for proof of residency and copies of six months bank statements. Only once these checks are satisfactory, can we then recommend the tenants to you.
We also offer a Rent Warranty for the first six months of the tenancy which you can choose to renew at the end of this period.
paragraphRent Smart Wales - Are you compliant?
As a result of the new Housing Act Wales 2014, landlords who own rental property in Wales (regardless of where they live) will be obliged to:
- Instruct a Licensed Agent to manage their properties or
- Obtain a Licence from Rent Smart Wales to manage their own properties
- Register all their properties with Rent Smart Wales
- Both Landlord and Agent Licences require successful completion of a one-day training course, a licence fee and adherence to the Code of Practice - Part 1 of the Housing Act (Wales 2014). Deadline for registration and licensing is 23rd November 2016
