    Whether professional landlord or private speculator, property management is key to ensuring you get the best possible return from your investment. Having undertaking property management since 1958, Bramleys is one of the largest independent management agencies in the area taking care of hundreds of properties from residential, commercial, industrial and office style lets. As with most of its services, Bramleys offers a comprehensive yet highly flexible property management solution. We can provide a range of services from help and advice on getting started to a full management package where we take care of everything. With our fully integrated IT systems, we are able to act for people locally and investors who live abroad, appraising each of our clients regularly to ensure they are in total control of their asset at all times. Although clients are free to select from our menu of services, our property management package is split into three main propositions although more bespoke packages are available on request.


    TENANT FIND ONLY SERVICE

    The Tenant Find Only Service is aimed at the landlord who is prepared to commit a high proportion of energy, time and resources on the day-to-day operation of their let. Providing a full start-up service, Bramleys will ensure that all necessary details have been taken care of and the tenancy gets under way as smoothly as possible.

    TENANT FIND SERVICE AND RENT COLLECTION ONLY

    This option is our mid-range service and is ideal for the landlord who lives fairly close to the property and is able to handle the day to day maintenance of their property, but wants an agent to handle the legal side and collect the rent.


    THE FULL MANAGEMENT SERVICE

    The Full Property Management Service is aimed at those who require a complete management service and do not wish to be involved with the day-to-day running of their let. Basically, Bramleys take care of everything from initial marketing of the property to finding suitable tenants, all safety checks, setting up the rental agreements, collecting the rent, periodic condition inspections and organisation of any repairs.

    At Bramleys we let and manage a variety of furnished and unfurnished houses and apartments across the West Yorkshire region. We have a good level of take up of property so the available stock changes on a daily basis - use the search form on the right to browse our available stock.

    Finding a property

    The first step is to locate the property you wish to rent. This can either be done by looking on the website, or registering with us and we will add you to our extensive mailing list and email you details regularly.

    Viewings

    Once you have found a property you wish to view, please contact us and we will arrange a suitable appointment for you to view. We undertake accompanied viewing throughout the daytime, evenings and weekends. Please note some properties will have restrictions such as pets etc.

    Reserving the property and referencing

    Once you have decided you like the property just call and we will forward you the relevant information for referencing. We require as a minimum, satisfactory references from your employer, previous landlord, sometimes a personal reference or guarantor. We will also complete a credit check. The referencing service is carried our by an independent 3rd party referencing company.

    Rents and deposits

    Rents are usually quoted per calendar month, and payable in advance. The tenant is also responsible for the council tax, water, electric and gas charges. Deposits are collected prior to move in and treated in accordance with the Tenancy Deposit Protection regulations and we will advise you which protection scheme is utilised. The deposit is held to cover damage, breakages and any other liabilities under the terms of your agreement.

    Administration and fees

    Prior to taking over a tenancy of any property we require the following:

    * Proof of residency eg: recent bank statement or utility bill less than three months old.

    * Photo identification eg: passport or driving licence

    * A holding fee equivalent to one weeks rent will be taken from the successful applicant which will reserve the property. Upon a successful application, the holding fee will then be put towards the first months rent. This fee will be retained if the tenants pulls out, provides false information on their application form or fails Immigration Act checks.

    Right To Rent

    In order to comply with the Immigration Act 2014 (Part 3, Chapter 1) the landlord is responsible for checking the immigration status of all applicants. As part of our service we will do this on your behalf. The landlord will be responsible for any further work needed under the Immigration Act.

    These Tenant fees DO NOT apply to tenants of assured shorthold tenancies, student accommodation or licences but may apply for other tenancy types (for example company lets).

    Charges to tenants (where applicable):

    1) Company Credit/Referencing £282 (inclusive of VAT) per property

    2) Tenancy Renewal or Amendment £120 (inclusive of VAT)

    3) Guarantor referencing £60 (inclusive of VAT) per Guarantor

    Permitted payments which the agent is allowed to charge for are:

    Rent, Deposits, Default payments, Damages for a breach of the tenancy agreement., Variation, assignment or novation to the lease. Termination of the tenancy by the tenant either during the fixed term or in the periodic tenancy without notice. Council tax and Utility payments.

    Helen M Hollingsworth B Sc. (Hons), MNAEA, MARLA 
    Helen is the Partner in charge of lettings and has worked in agency since 1993 initially in the holidays when she was at The University of Nottingham studying a degree in Chemistry but returning upon graduating to start her career in Estate Agency.After a short spell at Eddisons and then a few years at one of the corporate agencies, Helen was asked to join Bramleys in late 1998 as a residential Valuer. Helen soon progressed to become Area Sales Manager in 2004 and in 2007 was promoted to Associate Partner taking up her full Partnership in 2008. Helen has headed to letting department since 2010 after a brief spell on maternity leave.Having lived all her life in the Holme Valley, Helen has extensive knowledge of both the sales and lettings markets across Kirklees and Calderdale and is a licenced member of both NAEA and ARLA.

    Michelle McCarthy - Lettings Manager
    Joining Bramleys in 2004 as a lettings negotiator, Michelle soon proved to be a valuable member of the team with her excellent customer service and eye for detail. Leaving on maternity during 2008, Michelle returned after 12 months on a part-time basis. Michelle has extensive knowledge of the Huddersfield and surrounding areas and is a highly experienced property person and helps the department in her role as Lettings Manager.

    Tracey McKevitt BA - Assistant Lettings Manager
    Tracey first joined Bramleys in 1999 working as a weekend sales negotiator whilst bringing up her children. Being a graduate with a History and Politics degree, she had a short period away from Bramleys whilst training to be a teacher but found she missed the hustle and bustle of estate agency and returned to Bramleys in 2006. Tracey has worked in both the sales and lettings department over the years is now our Assistant Lettings Manager and a very valued member of our property management team.

    Joining Bramleys in 2005 as PA to Partner Helen Hollingsworth, Eleanor has a great eye for detail and a tremendous work ethic and was quickly identified as one to watch. She was promoted in 2013 to the position of trainee residential valuer and subsequently was a full-time residential sales valuer within the Huddersfield office. Eleanor has moved to the lettings department as the Lettings Valuer and is a valued member of the lettings team undertaking valuations, re inspections, inventories, move ins and move outs.

      Paul Keighley, MNAEA - Partner
      Having over 30 years experience in the property market, Paul has been a Partner at Bramleys since 1998, having been an Associate Partner prior to that. Joining Bramleys in 1993, Paul was previously an area manager for one of the corporate estate agency networks. As Residential Partner for Bramleys, Paul oversees all aspects of residential sales and valuations for Bramleys. Based in the Huddersfield office he still carries out day to day sales and marketing valuations as well as specialising in new home sales and valuations.
