    1. Rental Appraisal

    Our client managers are well placed to carry out this appraisal and will take into account the many factors that could affect your rental income. We understand that you will be looking to let your property at the best possible price to the best available tenant in the shortest time possible. In most cases we will achieve the full quoted asking price for our properties.

    2. Decide what Service you Require

    One of our client managers will talk through your personal circumstances and give you guidance to help you make an informed decision on the right service level. You will find a summary of our service levels here with a more detailed breakdown in our terms of business. You should consider the fact that lots of tenants and, in particular, corporate tenants, look for fully managed properties.

    3. Work on Presentation

     First impressions count so where possible we would recommend you keep your property clean, neutrally decorated and clutter free. Any outstanding maintenance should be taken care of at this stage.

    4. Prepare Your Property

    Safety First - If there are any gas appliances in the property you will need a Gas Safety Certificate. You should also have a full wiring check carried out every five years as well as PAT testing any appliances you are leaving on an annual basis. If you are leaving any furnishings you will need to consider the Furniture and Furnishings (Fire Safety) amendment Regulations 1993 and ensure you comply. A Fire Safety Risk assessment should be conducted and we would always advise that the property has smoke alarms and a Carbon Monoxide alarm. We can organise all of this for you.

    5. Marketing Your Property

    Our client manager will begin the process of finding the right tenant for the property by preparing the details which will include professional photographs, a description of what's on offer and a floor plan. Your property will feature in our popular GU magazine which is delivered to 72,000 local households and businesses. We will also upload the details to our website as well as the best performing web portals. All viewings will be accompanied by our highly trained staff who will provide you with feedback along the way. We will need clear instructions from you regarding the type of tenant you are looking for and this process will be carried out in accordance with these instructions, i.e. will you consider pets?

    6. Receiving and Agreeing an Offer

    As soon as we receive an offer we will communicate all the details to you including background information on the tenant, how long they intend to stay and any other factor that could influence your decision one way or the other. We will always aim to get you the best possible price and if we have any concerns regarding the proposed tenant we will clearly highlight these for you.

    7. Review Tenants References

    As soon as an offer has been agreed and the tenants have paid the referencing and administration fees, the file will be passed to our move co-ordinator who will be responsible for carrying out the referencing process. When this has been completed you will be sent a copy of the reference conclusion and we will need your instructions to proceed to the next stage, which is to collect the first month's rent as well as the deposit.

    8. The Tenancy Agreement

    Once we have received the tenants monies we will prepare the tenancy agreement and all of the supporting documents. The tenancy agreement will be emailed to you for your approval. Your tenants deposit will be registered with the TDS and we will send a copy of the certificate to yourself as well as the tenant. We will arrange for the tenant to come into our office to sign all of the paperwork and, to save you any inconvenience, we will sign on your behalf.

    9. Inventory and Condition Report

    When the property is fully prepared for the commencement of the tenancy we will organise for an independent Inventory company to prepare an Inventory and condition report. These documents are fundamental if it becomes necessary to deduct monies from the tenants deposit at the end of the tenancy.

    10.Tenant's Check In

    The Inventory clerk will meet your tenants at the property and guide them through their report. Your tenants will then be asked to sign the document, confirming their agreement. As soon as the check in occurs we will organise the transfer of any outstanding monies to yourself.

    3. Securing Your Home!!!!...

    This is the exciting part!

    The best rental properties get snapped up very quickly, so if you want to make sure you don't miss out on your dream rental we recommend you put your offer in as soon as you can. We will need you to complete our 'confirmation of offer form and tenants guide' at this stage. Once we have agreed the terms we will ask you for a non refundable reference and administration fee.

    4. Tenancy Agreement

    Our Move Co-ordinator will take over now. They will provide you with a copy of our standard tenancy agreement if you have not requested it previously and carry out the referencing process which we will aim to complete within 72 hours.

    These checks will include-

    • Three years' address history

    • Current landlord reference

    • Confirmation of earnings from your employer. If you are self employed we will look to obtain an accountants reference

    Once the referencing is completed we will request payment of the first months rent, deposit and check in fee (if applicable). Within 3 days of the receipt of these funds we will send you a draft of your tenancy agreement and ask you to come into the office to sign it. We will also make all of the arrangements for your check in.

    7. Signing

    You will meet with our move co-ordinator who will talk you through all of the paperwork surrounding your tenancy. During this meeting you will sign the various documents and your move co-ordinator will sign on behalf of the landlord. You will be provided with copies of all the paperwork. The next step will be your check in!

What many don't realise is that most Estate Agents use one of just 4 or 5 software packages that are available to agents. Some do things well, others are plainly flawed. NONE DO WHAT OURS DOES! We have, over the last 10 years, developed our very own software solution that combines the best of the others. As a vendor you can access all the activity on your property through our amazing system. One of the defining attributes of our system is that we make sure your house sells itself! It sounds crazy but it is very simple. Many agents just put the house on rightmove, where it is emailed to the database JUST ONCE!     I started my Bridges career in 1993 opening the second office, in Farnborough, with Tony. I was blown away by the set up having worked for a big corporate agent previously. The first thing that hit me working for a small "family " company was the ability to express and think for yourself with a great support behind you. Tony taught me it was important to " make a name for yourself, be good to people and good things will happen to you, work hard and play hard ". I`ve done my best to follow that lead ever since. Since 1996 I`ve been fortunate to run the hugely successful Ash Vale branch which has become my home and have worked with so many outstanding people within Bridges, many of us still here ( just a bit greyer in my case ). We have made a name for ourselves and everyone knows that at Bridges we don't do things badly and we treat all of our clients in the way we would wish to be treated. We wave to our locals, support local schools and businesses and proudly do our best to be a part of our community. I`m now also in charge of the group additional services which encompasses conveyancing, mortgages and our newspaper advertisers ensuring that I`ve got plenty to keep me busy all the time. When I`m not at work I spend as much time as possible in Crondall with my family; my wife Emma, my two lovely daughters Alice and Orla and our spaniel Lottie. I`m quite an active person so if I`m not walking the dog I enjoy cycling as far as possible whenever I can, compete in the Crondall triathlon, Snowboard in the winter and generally find an excuse to be outside. I love my cars, motorcycle racing, and taking holidays and fitting in as many new life experiences as I can- you only live once!
