    Our long established residential lettings department handles a large number of properties across the South Wales area. We have a long standing policy of handling only good quality and well maintained properties which has earned us a high level of respect amongst our Landlords and Tenants alike. 

    We operate a Full Management Service or a Finders Only Service, depending upon Landlords requirements and are also registered by the RICS to operate a Tenants Deposit Scheme. W e are a member of ARLA (Association of Residential Lettings Agents), which is the UK's foremost professional body for letting agents so Landlords can be assured they will receive the best management for their property. 

    As of the end of November 2016, all Agents and Landlords need to be registered and licensed (if conducting property management) in accordance with Rent Smart Wales. Brinsons are committed to complying with the Housing (Wales) Act 2014 that has been set.

    We now offer a Rent Guarantee package; we use Let Alliance for referencing and they provide Rent Guarantee, the cover includes;

    Nil Excess as standard

    Rent arrears payable until vacant possession

    Cover up to £2500 rent per month

    £50,000 Legal Expenses in order to obtain vacant possession

    Available for 6 or 12 months tenancies and for all tenant types

    Tenant Evict Service

    We can also provide a Tenant Evict service which is at no extra cost to the Landlord as it is covered in the tenant referencing, the key features for Specialist Tenant Eviction Service is as follows;

    A stand-alone pre-paid eviction service provided by Let Alliance

    Service for use in the event of a rental default or failure to vacate at the end of the agreed term

    The service is in place for the first 12 months (with an option to renew annually via your letting agent) - Us obviously

    The service is required for each tenant listed on the tenancy agreement

    Available for all tenants (with a guarantor if needed) who pass the Let Alliance 'Ultimate Reference'

    The service is used for gaining possession only; there is no recovery of rent arrears.

    How we at Brinsons & Birt look after tenants
    We do our best to adhere to the following below; 

    • We pride ourselves on ensuring that properties are of a good standard for tenants and we will advise landlords of any work which needs to be undertaken prior to renting. We will refuse to market a rental property which is not up to standard for tenants.
    • We aim to keep tenants safe by checking that any furnishings or white goods in a rental property meet current health and safety standards.
    • Further safety issues include ensuring that relevant gas and electrical safety checks are carried out and certificates are issued.
    • We will compile a comprehensive inventory with detailed photographs. This helps to protect both our tenants and landlords from end of tenancy disputes.
    • We will draw up a legally binding tenancy agreement to protect both landlord and tenant.
    • We will safeguard a tenant's deposit by ensuring these are protected in a government-backed tenancy deposit protection scheme TDS. An assessment of the property will be undertaken at the end of the tenancy and a fair decision will be made regarding the return of the deposit.
    • Property maintenance is a big issue with tenants, and we will ensure any problems are dealt with quickly and efficiently. We use a system called Fixflo that is app based for reporting. 
    • If we manage the property we will retain a sets of keys for the property and deal with any emergencies should a tenant be unable to access the property.
    • If we manage the property we will complete regular, quarterly inspections every three months of the property and report any tenant concerns back to the landlord.
    • We will explain the concept of fair wear and tear and advise tenants and landlords of any issues that need to be dealt with during or at the end of a tenancy.
    • As a tenant you will be able to visit or telephone our office during office hours; we will also provide an emergency out-of-hours service to you, the tenant.
    • We have a range of expert local tradesmen who can deal with maintenance issues promptly and efficiently on behalf of the landlord.
    • We will ensure that landlords remain legally compliant to protect our tenants.
    • We will complete the end of tenancy inspections and check out and provide tenants and landlords with a detailed written report if required.

      David comes from a property background with his father, uncle and brother all Chartered Surveyors. David started his property career as an articled pupil with highly respected Chartered Surveyors, Lucas & Madley based in Cardiff, and he became a partner with 8 offices across South Wales. Prudential Property Services bought Lucas & Madley in the late 1980's and David joined the regional board with nearly 200 offices across Wales and the South West. However he quickly realised the corporate estate agency was not the way to go, so resigned, and started up his own business in 1991 as David Birt & co in Cowbridge and is now delighted to merge with a well-respected partnership sharing the same values based on professionalism and client service, rather than corporate number crunching. David is a Fellow of the Royal Institution of Chartered Surveyors and a Fellow of the National Association of Estate Agents.
