Quality Properties with Quality Agents

Our long established residential lettings department handles a large number of properties across the South Wales area. We have a long standing policy of handling only good quality and well maintained properties which has earned us a high level of respect amongst our Landlords and Tenants alike.

We operate a Full Management Service or a Finders Only Service, depending upon Landlords requirements and are also registered by the RICS to operate a Tenants Deposit Scheme. W e are a member of ARLA (Association of Residential Lettings Agents), which is the UK's foremost professional body for letting agents so Landlords can be assured they will receive the best management for their property.

As of the end of November 2016, all Agents and Landlords need to be registered and licensed (if conducting property management) in accordance with Rent Smart Wales. Harris & Birt are committed to complying with the Housing (Wales) Act 2014 that has been set.

How we at Harris & Birt look after tenants
We do our best to adhere to the following below;

We pride ourselves on ensuring that properties are of a good standard for tenants and we will advise landlords of any work which needs to be undertaken prior to renting. We will refuse to market a rental property which is not up to standard for tenants.

We aim to keep tenants safe by checking that any furnishings or white goods in a rental property meet current health and safety standards.

Further safety issues include ensuring that relevant gas and electrical safety checks are carried out and certificates are issued.

We will compile a comprehensive inventory with detailed photographs. This helps to protect both our tenants and landlords from end of tenancy disputes.

We will draw up a legally binding tenancy agreement to protect both landlord and tenant.

We will safeguard a tenant's deposit by ensuring these are protected in a government-backed tenancy deposit protection scheme DPS. An assessment of the property will be undertaken at the end of the tenancy and a fair decision will be made regarding the return of the deposit.

Property maintenance is a big issue with tenants, and we will ensure any problems are dealt with quickly and efficiently.

If we manage the property we will retain a sets of keys for the property and deal with any emergencies should a tenant be unable to access the property.

If we manage the property we will complete regular, quarterly inspections every three months of the property and report any tenant concerns back to the landlord.

We will explain the concept of fair wear and tear and advise tenants and landlords of any issues that need to be dealt with during or at the end of a tenancy.

As a tenant you will be able to visit or telephone our office during office hours; we will also provide an emergency out-of-hours service to you, the tenant.

We have a range of expert local tradesmen who can deal with maintenance issues promptly and efficiently on behalf of the landlord.

We will ensure that landlords remain legally compliant to protect our tenants.

We will complete the end of tenancy inspections and check out and provide tenants and landlords with a detailed written report if required.

Richard first joined Brinsons in 1999, before spending three years working for the Bermuda branch of Coldwell Banker, a leading U.S. property firm, as a valuation and property management surveyor. Richard returned to Brinsons in 2006 as a Director. In April 2020 he split his Brinsons partnership and now owns and manages Harris & Birt.

David comes from a property background with his father, uncle and brother all Chartered Surveyors. David started his property career as an articled pupil with highly respected Chartered Surveyors, Lucas & Madley based in Cardiff, and he became a partner with 8 offices across South Wales. Prudential Property Services bought Lucas & Madley in the late 1980's and David joined the regional board with nearly 200 offices across Wales and the South West. However he quickly realised the corporate estate agency was not the way to go, so resigned, and started up his own business in 1991 as David Birt & co in Cowbridge and is now delighted to merge with a well-respected partnership sharing the same values based on professionalism and client service, rather than corporate number crunching. David is a Fellow of the Royal Institution of Chartered Surveyors and a Fellow of the National Association of Estate Agents.

Abbi grew up locally with the Vale of Glamorgan and has family farming roots. She joined our esteemed Residential team in September 2020 and is Rent Smart Wales qualified.

Clive graduated in 1994 and qualified as a Chartered Surveyor in 1997, initially working client-side in leisure acquisition for Greenalls Pubs and residential development for McCarthy and Stone and Barratt Homes. Following his desire to work in private practice, Clive joined the firm in 2004 and has developed wide ranging traditional general practice, valuation, and survey expertise. His primary role is providing commercial and residential valuation advice to our corporate banking and public sector clients.

Sally is a Chartered Surveyor who graduated from Trent Polytechnic/ Nottingham Trent University before spending two years as a graduate surveyor in Manchester prior to returning to her home region of South Wales as Regional Property Estates Manager, client side for Royal Mail Group Ltd for 29 years. After leaving Royal Mail Sally joined Ingram Evans Care Surveyors and Valuers in Cardiff as a Senior Residential Valuer for the past two years before joining the team in 2021. Sally spends her free time gardening, walking and golfing having recently joined Llanishen golf club.
