    Selling a house can be a stressful time for everyone involved, but there are many things that can make the process easier. Choosing the right agent is one of them.

    Estate agents may all appear the same but there are vast differences. Did you know that you do not have to be qualified to be an estate agent or even own an estate agency? This will come as a shock to some as in every other area of your life, you would not entrust someone to carry out a task for you if the individual was not qualified, let alone handle the sale of your most valuable asset.

    Getting the price right is possibly the most important part of selling your home. Under pricing your home could cost thousands where as marketing your property at an over inflated price can lead to huge delays in the sale and could equally cost you thousands as the longer the house is on the market the less likely you are to achieve the optimum price.

    Most clients will have an idea of what they would like to achieve for their home but check around and make sure this is realistic. check the local papers and search the internet for similar properties that have sold.

    Prepare to market

    Now you have all the information you need to bring the property to the market. Whilst your preparation for marketing is taking place, Bychoice can be preparing the property particulars, ordering the energy performance certificate, creating the floor plans and the virtual tour.

    For you as the seller, showing your home as best you can is important. If you have any small jobs you wish to finish before marketing, get them done. Prepare your home for viewings as best you can, first impressions do count.

    Accepting an offer

    The best offer on your home can come in the first week of marketing or after a number of weeks. The important thing to do is take time to consider your options. is this an offer I am happy with? Can I make this offer work to achieve the property I am looking to buy?

    Bychoice will always offer advice to you at point of receiving an offer, but the decision is ultimately yours to make. If you are still to find an onward purchase, buyers are often accepting of this and will offer you reasonable time to find.

    Legal Representatives

    After accepting an offer, The next step is to find a solicitor or conveyancing firm to handle the legal process on your behalf. Legal representatives, like estate agents will vary considerably on cost and effectiveness at progressing your sale through to completion. Take time to pick the right company. ask friends or relatives for recommendations. Bychoice will offer guidance as to who we believe will be able to offer the service you require for your particular circumstances.

    At Bychoice we offer a complimentary sales progressions service to help assist the process through to completion. This service by no means replaces solicitors but is there for advice and to liaise between parties to bring the transaction to a swift conclusion.

    Point of exchange

    Often the most stressful part of moving home. Agreeing a moving date with all parties, arranging removals, packing etc. try in advance to suggest a couple of target moving dates. If everyone does this, hopefully there will be a date that everyone can agree on with the minimum of fuss. Please remember that although you may agree, nothing is formerly agreed till exchange has taken place and if there is a delay it could effect the completion date. Best advice is to not book any removals until exchange has taken place.

    Completion

    Legal completion can take place at any time of the date agreed to move, from 9.30am to 5pm. Make sure that you are ready to move for the earlier time, again this will avoid any undue stress in the final leg of your move.

    The Property Search

    The most popular ways to search for property are via estate agents, the internet and property guides. You will find plenty of information regarding each property including photographs, floor plans and general area descriptions. 

    Regular communication with estate agents is key to finding the ideal property. Prioritise your requirements such as location and size of the accommodation, as well as transport links and access to good schools and local amenities. 

    Arrange to view the shortlisted properties and take a checklist to ask any relevant questions of the seller or the estate agent.

    Negotiate and Make an Offer

    The estate agent will be pivotal in the negotiating process and will be able to offer advice regarding the seller's position and likely outcome of any offer you wish the estate agent to put forward on your behalf.

    Consider current market conditions, the state of the property, and the position of the seller. Once an offer has been accepted it will be necessary to appoint a solicitor or licensed conveyancer to carry out all necessary checks and undertake the legal transfer of the property.

    It will also be necessary to contact the mortgage lender and complete the paperwork for the loan.

    The Conveyancing

    The solicitor will make enquiries and searches regarding ownership of the property, fixtures and fittings, boundaries, rights of access, future development, disputes and any other enquiries he deems appropriate.

    He will also check any guarantees, planning permissions, buildings' regulations certificates, as well as local authority searches. He will confirm that the seller is the legal owner of the property and prepare a "Report on Title". Contracts will be drawn up for the purchase and sale.

    On exchange of contracts the completion date will be set, and the purchase and sale will be legally binding. The property will be registered in the name of the new owner and the solicitor will be responsible for ensuring payment of land stamp duty tax.

    On completion the rest of the purchase price will be transferred to the seller, including any mortgage monies from the lender.
