    CPH was established in 1992 by Chartered Surveyors David Chapman and David Hastie in order to provide a professional property service, specialising in estate agency, valuations and survey work.

    Over the years the firm has established an enviable reputation for both the professional standard of the work undertaken, together with the depth of experience with property matters, a factor which has been invaluable to clients.

    In more recent years, the range of our services has been extended and these now include active commercial and lettings departments.

    CPH Property Services was first established in 1992 by 3 Chartered Surveyors in order to bring to the town a new, independent, personal and professional approach, to property sales, valuations, and surveys, and that principle has not changed over 21 years later.

    In and around Scarborough, CPH has developed a reputation for 'getting the job done' whilst doing their very best to meet clients aspirations, whatever the market conditions.

    We are proud of our professionally produced sales particulars (often in brochure form) which are printed externally, and include numerous internal and external photographs (where possible); floor plans; a location plan and the necessary EPC details.

    CPH was a market leader when first introducing specialist software to ensure that vendor clients were kept fully advised every step of the way, not only up to Exchange of Contracts, but right up to the Completion Date. This software has become even more sophisticated over the last few years.

    We also developed full use of the internet as part of our promotional services to ensure maximum coverage and all the major Portals now play a vital part of our day to day business

    Step 1 : Arranging your mortgage

    In our opinion, it is always advisable to arrange your finances, in principle, before you start your property search.

    This process will clarify how much money you can, or want to borrow, and this, in turn, will then influence the price of those properties you wish to view.

    If you need mortgage advice, then please do contact a member of our staff and we can arrange for you to be provided with independent financial advice, strictly on a confidential basis, and without commitment.

    Step 2 : Register your interest

    CPH will be pleased to discuss your individual requirements with you, including advice on location preferences, schooling, bus routes etc., and the property market generally.

    Once we have a clear understanding of your property needs, we can provide you with all the suitable properties on our registers which match your criteria.

    We can then keep you up to date with any new properties coming onto the market via email, telephone or the post. Our website is updated every day with any new instructions, and there is a mobile phone version available.

    Step 3: Viewing a suitable property

    When you have found a property you wish to view, please contact us, and we can arrange a viewing for you at a time to suit your own needs, and those of our vendor client.

    After the viewing has taken place we will contact you so that we can to see what you thought of the property and to see if you wish to make an offer, or look at any other properties.

    We can also provide our vendor client with some feedback information.

    Step 4: Making an offer

    Once you have found a suitable property and feel you are ready to make an offer, just telephone one of our sales staff, or call into our office, to discuss it fully.

    In order to put forward an offer on your behalf, we will need certain information from you including the amount you wish to offer; your buying position, i.e. are you a first time buyer, have you sold subject to contract or are you a cash buyer.

    Whether the offer is subject to survey and/or mortgage (if required) and how soon you might be in a position to exchange contracts.

    We should point out that there are no legal obligations on either side until contracts are signed.

    Joe Walker MRICS - Director
    Joe joined the firm in January 2011, after 5 years working for a large national firm of Commercial Chartered Surveyors in Edinburgh. He qualified as a Chartered Surveyor in 2009, passing his APC at his first attempt. Whilst in Edinburgh, Joe also gained valuable experience with the sales, lettings and acquisitions of commercial property, as well as other professional work including bank valuations and Rent Reviews. 

    Joe was born and bred in Scarborough, and attended Scalby Secondary School, and the 6th Form College, and gained a business degree at the Scarborough Campus of Hull University and a Master's degree in Edinburgh. Joe and his wife Caroline welcomed their first son William into the world in late 2014. Golf and football have now been replaced with changing nappies and sterilising bottles.

    Phil Fletcher - Director
    Phil specialises in Residential Sales. He has a keen eye for detail and strongly believes there is no substitute for hard work and excellent customer service when it comes to achieving the best possible results for both his vendors and buyers alike. Phil joined the company in 2015 and brings with him a wealth of experience of the local property market. Phil is a former Lady Lumley's pupil and joined the national firm of estate agents 'Bairstow Eves' upon leaving Scarborough 6th Form College. After five years learning his trade there, Phil helped set up and was the Branch Manager at Ashton's Estate Agents and later in 2010 was appointed the Branch Manager of Reed Rains. Phil led the Scarborough branch to become one of the top 3 performing offices from the 180+ branches within the company. A remarkable achievement. Phil is a keen sportsman, playing football, golf and snooker when he has time. He and his partner Beth are the proud parents to Freddie, Isla & Sonny.

    David M Hastie FRICS - Consultant

    David qualified as a Chartered Surveyor in 1972 and became a fellow in 1987.

    After a brief spell with the British Rail Property Board, he worked in the Ryedale area for several years with a well known mixed practice firm, before moving to Scarborough in 1978.

    David later spent 6 years as an Area Sales Director of Nationwide Estate Agents before starting CPH with David Chapman in 1992, and over the years, helping to establish this highly regarded professional firm as a market leader in the town.

    David is married to Janet, a retired teacher, and has 2 boys who work in London.

    He enjoys skiing, playing golf, walking and travelling as well as being involved with a local charity as a Trustee.

    David C Chapman FRICS. ARLA - Consultant

    David has been a Chartered Surveyor for well over 30 years , and a Fellow since 1987.

     He comes from a well known Scarborough family who have been associated with the sale of properties in the town for over 100 years.

     He worked in York and on the East Coast, before returning to Scarborough in 1980, and has a wealth of knowledge and experience with the local property market.

     David is married to Caroline and has one married son who is currently working in Germany.

    Regular trips are made to Berlin to see their granddaughter.

     As both a Scarborian and a Rotarian, David is a Trustee of a local Charity, and he is also involved with various community organisations and associated charity work.

    Stephen Short ANAEA - Residential Sales Manager

    Stephen has been associated with Estate Agency work and property valuations in the Scarborough area for well over 30 years, and he has been with the professional firm of CPH Property Services for 15 Years as Residential Sales Manager/Valuer.

    Over the years, he has become well known for his helpful advice and his extensive local knowledge of the property market in both the town and the surrounding areas.

    Stephen is local to Scarborough, and has been married to Kath for over 40 years.

    He has 2 married daughters, and 2 granddaughters, who occupy much of his spare time.

    As a keen Harley Davidson rider, Stephen has travelled to many parts of the UK, and to Europe

    Bev Brammer - Residential Lettings Manager

    Bev has lived in Scarborough for 42 years and has 34 years experience of the Estate Agency business, 20 of which have been with CPH.

    She has gained an excellent knowledge of the property market in the Scarborough area and has dealt with all aspects of property management for many of those years.

     Since becoming Lettings Manager in June 2011, Bev has been instrumental with the building up of a large letting and management portfolio, and is well regarded by many of her landlord clients for her helpful and practical advice.

    Both existing and prospective tenants are offered both guidance and information on all rental matters. Bev is married to Graham, a local garage proprietor. In her spare time, she enjoys reading, gardening and baking/decorating cakes.

    Emma Wilson - Residential Sales Co-ordinator

    Scarborian Emma joined the CPH team in 2004 and her interest in residential sales and helping people becomes obvious when you are been shown around a property by her.

    She has also developed an excellent reputation with both our vendor clients and our buyers to progress agreed sales through to Exchange of Contracts/Completion.

     Before joining CPH Emma gained experience in Conveyancing with a local firm of solicitors, and also as a highly regarded Customer Advisor for a national Building Society.

    In her spare time, Emma enjoys keeping fit, cooking, shopping, walking, and time with family and friends
