    Buying a property is still probably the biggest investment of your life and CPH can help. The process can be complicated so this guide has been designed to help those that are unfamiliar with the process.

    Step 1 : Arranging your mortgage

    In our opinion, it is always advisable to arrange your finances, in principle, before you start your property search.

    This process will clarify how much money you can, or want to borrow, and this, in turn, will then influence the price of those properties you wish to view.

    If you need mortgage advice, then please do contact a member of our staff and we can arrange for you to be provided with independent financial advice, strictly on a confidential basis, and without commitment.

    Step 2 : Register your interest

    CPH will be pleased to discuss your individual requirements with you, including advice on location preferences, schooling, bus routes etc., and the property market generally.

    Once we have a clear understanding of your property needs, we can provide you with all the suitable properties on our registers which match your criteria.

    We can then keep you up to date with any new properties coming onto the market via email, telephone or the post. Our website is updated every day with any new instructions, and there is a mobile phone version available.

    Step 3: Viewing a suitable property

    When you have found a property you wish to view, please contact us, and we can arrange a viewing for you at a time to suit your own needs, and those of our vendor client.

    After the viewing has taken place we will contact you so that we can to see what you thought of the property and to see if you wish to make an offer, or look at any other properties.

    We can also provide our vendor client with some feedback information.

    Step 4: Making an offer

    Once you have found a suitable property and feel you are ready to make an offer, just telephone one of our sales staff, or call into our office, to discuss it fully.

    In order to put forward an offer on your behalf, we will need certain information from you including the amount you wish to offer; your buying position, i.e. are you a first time buyer, have you sold subject to contract or are you a cash buyer.

    Whether the offer is subject to survey and/or mortgage (if required) and how soon you might be in a position to exchange contracts.

    We should point out that there are no legal obligations on either side until contracts are signed.
