    How Much Rent Can You Afford?

    We undertake full reference checks including previous landlord and affordability references and a financial credit check. Before undergoing this process our team will advise you on what criteria you need to meet for each property.

    Register

    Due to the shortage of rented accommodation, we recommend that you register with Caxtons. This will ensure that you are among the first to know when a property, suitable for you, becomes available.

    Letting Agent or Let Only?

    Renting a property managed by us, an ARLA agent, means you are in safe hands and gives you peace of mind. With Caxtons, you will always have a point of contact for any potential problems or maintenance issues relating to your property and someone available to address any queries.

    Tenancy Agreement

    Once you have found a suitable property it is important to decide on the length of tenancy. We would recommend 6 or 12 months unless you require something different for a specific reason.

    Moving In

    During the moving in process you will be required to:

    • sign a copy of the tenancy agreement

    • read the information relating to the Tenancy Deposit Scheme

    • sign the Tenancy Deposit Prescribed Information form

    The government backed tenancy deposit scheme Caxtons uses, as required by law, is the Tenancy Deposit Scheme (TDS).

    Amelia heads the Residential Lettings department for west Kent (including Maidstone and the Medway towns) and South London, from Caxtons' Gillingham office. She began her career in residential lettings and property management in 2009 and joined Caxtons in 2012 as a Negotiator. Amelia specialises in new business generation and property appraisals. Detailed statements and supporting invoices for expenditure are sent quarterly and all monies due are paid directly into my appropriate bank account. I am fully informed regarding any repairs that become necessary from time to time and for major matters proper quotes are obtained for me to evaluate. I visit the properties at least twice per year with a member of Caxtons' staff in order to see what needs doing and to discuss what repairs -if any - are down to the tenants.
