Below we have tried to lay out some of the fundamental stages of purchasing a property as a basic buyers guide.

    Stage One - Establishing Your Affordability

    A mortgage is many people's single biggest outlay, and subtle differences in circumstance can have a massive effect on their affordability. At CENTURY 21 Bigwood we recommend our clients seek independent financial advice - if you wish us to arrange an appointment on your behalf please contact us. In addition to the cost of your mortgage payments and deposits, you should also factor in added expenses such as surveys, stamp duty, legal fees & removal costs.

    Stage Two - Where Do You Want To Buy?

    Stage Four - Making An Offer On A Property

    Once you have viewed a property & wish to secure it (subject to contract), we recommend you contact the sales team immediately to avoid disappointment in this busy market. If there are any fixtures and fittings to be included as a condition of your offer you will need to specify these at this stage.

    At the point of agreeing terms on a property our sales team will ask you to provide the supporting evidence of funding for the agreed purchase as well as identification to comply with money laundering regulations. At this stage you will also need to instruct your solicitor. For recommendations of local firms please contact us.

    Stage Five - Your Mortgage Application

    Once you have secured a property (subject to contract) you will need to make arrangements to see your mortgage advisor who will submit your mortgage application on your behalf. As mentioned in stage one, at CENTURY 21 Bigwood we recommend our clients to Independent Financial Advsiors - if you wish us to arrange an appointment on your behalf please contact us.

    Stage Six - Surveys And Specialist Reports

    Once your mortgage application has been submitted, your lender will instruct a mortgage valuation report to be carried out by a registered chartered surveyor. At this stage some lenders will offer upgrades to include homebuyers reports or structural surveys. You may alternatively wish to instruct one of these additional reports privately.

    It is commonplace for specialist reports to be recommended in the outcome of the above general survey reports in order for a specialist to look at a specific matter in further detail. These can include; Timber & Damp reports, Full Structural Reports, Roof Reports, Drainage Surveys & Electrical Reports.

    Our sales team will be on hand throughout this process to talk you through any matters brought to your attention by the above reports, and where necessary liaise with all parties on your behalf.

    Stage Seven - Final Stages Of Purchase

    Once your mortgage offer has been issued following satisfactory results to survey and all enquiries and searches have been completed, your solicitor will arrange for you to sign the contract in readiness to exchange.

    Once all parties in the chain are ready and a completion date has been agreed contracts will be exchanged, at which point the transaction becomes legally binding.
