    How Much Rent Can You Afford?
    All tenants renting through a Letting agent will need to go through a comprehensive reference. During this process you will be scored on your credit history, affordability and a previous Landlord reference. Before going through this process our team can help advise you on what criteria you will need to meet for each property.

      Arranging A Mortgage
      The first thing that you need to know when buying a property is how much you can afford to pay. The best way to do this is to book an appointment with an independent mortgage advisor. An independent mortgage advisor will be able to search the whole of the market to ensure that you will get the best possible rate. Once you've established a budget and have your agreed mortgage in principle you can look for your property of your dreams!

Register your details with your local agents along with your search requirements, this will ensure that you receive property alerts as soon as a property that meets your requirements becomes available.

      Making an Offer
      Once you have found your dream home, contact the agent and put forward your offer. It is important that you make the agent aware of your current situation as this can be a deciding factor on whether or not the seller accepts your offer. At this point the agent will require your mortgage in principle along with proof of funds confirming your deposit.

      Once your offer is accepted you will need to instruct a solicitor to progress your purchase. Your solicitor will be responsible for obtaining various searches as well as liaising with your mortgage lender and the sellers solicitor.

      Exchange of Contracts
      Once your solicitor has carried out the necessary searches, the survey is completed and the move in date has been confirmed by both parties, you will then be ready for exchange of contracts.       The Completion
      The date of completion will be confirmed at the point of exchange. You will then need to have all services connected in readiness for your move in. On the day of completion the remainder of the funds will be transferred to the sellers solicitor, once the sellers solicitor has confirmed that they have received the funds they will call the agent and request that they release the keys.
