Holding Deposit Once you have selected a property we will ask you to provide a "good will" or holding deposit. This payment is not an additional charge and will be deducted from your completion payment. .In the event that you withdraw from the letting we reserve the right to withhold up to £200 of this "good will" deposit to offset the costs incurred by us in processing your application and applying for references .
Contract and Referencing Fees The referencing and contract fee is £150 per adult tenant .This covers the costs incurred by us or our agencies in obtaining satisfactory references and setting up your tenancy. It also covers the cost of paying your bond into the "Deposit Protection Service" bonded tenancy deposit scheme*. If we are unable to proceed with the tenancy due to inadequate references this charge is not refundable
Tenancy Agreement :At the commencement of the tenancy you will be required to sign a tenancy agreement outlining the landlords and tenants obligations. A specimen copy of this is available on request.
Security Bond: A security bond is payable on all tenancies. This will be held in a government authorized Deposit Protection Service tenancy deposit scheme. The full details of this scheme will be given to before your tenancy commences.
Moving In: On the day you are due to move in, you will be required to visit our offices to sign the tenancy agreement and pay the balance of any monies due. This is made up of one months rent in advance, a bond equal to one months' rent, the tenants administration fee and the contents insurance premium (if applicable) Payment of initial money must be in cash, by bankers draft or a building society cheque.
Inventories : If you are provided any inventory by your landlord it is of the up most importance that this is checked and one signed copy returned to us within seven days of the receipt of the same. If you landlord fails to provide an inventory you are advised to bring this to his attention immediately together with any problems you encounter upon moving in. You may wish to provide your own inventory, sending your landlord a copy and requesting his acknowledgement of the same within 7 days of receipt.
Tenants Obligations: Minor maintenance such as replacing of light bulbs, fuses, tap washers, clearing gutters and drain blockages etc are the responsibility of the tenant. It is particularly important that the property is secured and reasonable steps are taken to avoid freezing of pipes when you are absent, it is also important to note that you are bound by terms and conditions by any head lease covering flats in managed blocks.
Utilities :You are obliged to notify the utility companies and local authority of your details as soon as possible upon commencing your tenancy.
Letting Agent Obligations :This is dependent upon the service we provide for the landlord (i.e.Full Management, Rent Collection or Tenant Introduction) you will be notified of this at the commencement of your tenancy.
