In more detail...

Cobb Farr Residential offer a tenant find service for a one off fee of 75% plus VAT of the first month's rent at the commencement of the tenancy. This fee includes a gold back up service which lasts the length of the contract whereby we offer help and assistance to landlords and tenants alike.

We are happy, within office hours, to assist in the organization of tradesmen, liaise with landlord/tenant on any matter and organize quotes for work needed etc. acting upon the landlord's instruction.

This service comes within the fee we charge at the beginning of the tenancy. The only other fee you would be charged would be if the contract is renewed - there would be a fee of £75 plus VAT charged to the landlord and the same to the tenant.

We do not provide inventories or check out/check in but can organize these with a professional company on your behalf should you so wish. We would highly recommend that you have an inventory carried out as this would be very important in the unlikely event you have to go to arbitration at the end of the contract. Of course, you can do your own inventory but you would be advised to add video or photographic evidence to your inventory.

The fee we charge to the tenant is very competitive compared to other letting agents. It is a one off fee with no hidden charges.

A team you can trust

As a tenant is it important to choose a letting agent you can trust. Cobb Farr is fully licensed by the Letting Centre and regulated by The Property Ombudsman and UKALA.

We provide a professional service by our experienced lettings staff, Jenny (Lettings Manager) in the Bath office and Joanne (Lettings Negotiator) in the Bradford on Avon office, who will guide you through our simplified procedures and do their best to find the right property to suit your requirements.

We have a wide selection of available properties which you can find on the Cobb Farr website, Rightmove, Zoopla and Primelocation , or simply by calling our team in the Bath office on 01225 333332 or Bradford on Avon office on 01225 866111 and registering your interest.

Cobb Farr work on the theory that keeping a tenant happy makes for a good tenant so we always try to go above and beyond to achieve this aim. We specialise in good quality properties and offer a fair a reliable service.

Here are some key steps:

Holding deposit. Once you have paid a holding deposit (equivalent to one weeks rent), the property is reserved for you with no further viewings. This fee then forms part of your damages deposit (usually equivalent to five weeks rent).

References. All tenants need to pass a reference check before a tenancy agreement can be drawn up, as well as providing one proof of address and one proof of identity (photo ID).

Tenancy agreement. Once your references have been checked, a tenancy agreement is drafted and sent to all parties to sign. This agreement sets out the terms of the tenancy, and highlights the responsibilities of both landlord and tenant.

Final payment. Before moving in you make your final payment (one month's rent plus the balance of your deposit). The deposit is returnable at the end of the tenancy, subject to a final inspection/full inventory check

Moving in. We arrange to meet you at a suitable time to complete the moving in process, either in our office, or a member of our team will be at the property to greet you and hand over your keys.

Jenny is our Lettings Manager, based in the Bath office, and with 40 years' experience of living in the city is well placed to deal with all Cobb Farr's rental business. Monika is the Lettings Negotiator for the Bradford on Avon office and is using the vast amount of experience gained after studying Leisure and Tourism at University. Monika strives over the fact she has the ability to learn new languages and to adapt to different cultures with ease.

Philip Cobb, Managing Director of Cobb Farr

Philip is Managing Director of Cobb Farr. Before becoming a founding director of Cobb Farr, he worked for Lalonde Brothers & Parham, a major West Country Estate Agency, Philip worked in the Bath office and went on to manage the Chippenham and Swindon offices in particular overseeing the marketing of New Developments.

Utilizing this experience alongside managing the residential team, Philip also heads up the successful Land & Development Department at Cobb Farr.

Philip is a governor at King Edwards School where his 2 sons attended and is a keen sportsman with rugby his passion and other sports such as tennis and golf he still plays. Associate.

Vivienne Hayes, Director

Vivienne is the Sales Director at Cobb Farr and has been based in the Brock Street Office for 20 years.

A former senior manager in the fine fragrance and cosmetic industry, Vivienne has a wealth of experience in the sales and marketing of luxury goods.

Vivienne has lived in Bath for over 30 years, both on the south and north sides of the city. She is a keen Bath Rugby supporter and season ticket holder.

Mark Thompson - General Manger

Mark is the General Manger of Cobb Farr having worked for the company for 17 years in both our Bath and Bradford-on-Avon offices.

As well as his team responsibilities and the day-to-day running of the company, Mark performs valuations, viewings, negotiations and is extremely active with sales progression.

Mark is also an integral part of the Land and Development and Lettings departments.

Having worked in Estate Agency for over 20 years, previously working in Surrey, Sussex and Greater London for both independent and corporate agencies. Mark has a large knowledge of the local Bath and surrounding areas market.

Born in Bath and schooled at King Edwards, where he played first team rugby, Mark continues to play for The Old Edwardians and is a keen mountain biker. Other interests include owning and maintaining classic cars and singing with a local show choir.
