    The Referencing Process

    Once we have secured a suitable tenant the referencing process will begin. Which will include the following;

    • Credit score, searching for CCJ's and general defaults (needing a minimum score of 650 in order to pass)
    • Previous Landlord reference if the tenant is currently in rented accommodation ensuring that the rent was always paid on time and that property has been maintained to an acceptable standard.
    • Employment reference, confirming the guaranteed income of the tenant and that the employment is on a permanent basis and unlikely to change in the near future.
    • Final background and anti-fraud checks

    Once the tenant has passed referencing we can confirm a move in date.

    Property Management

    Our Property Management Centre currently manages in the region of 600 properties across South East England and North West Kent and are available 7 days a week for your convenience. Each Landlord has a dedicated Property Manager. The Property Manager's role is to ensure that rent is paid on time and forwarded to you promptly and that any maintenance issues are resolved swiftly with the minimum amount of inconvenience to your tenant. To this end, your tenant will have access to our 24 hour emergency hotline and property portal to report any matters that may occur outside of normal business hours.

    Billy Main - Lettings Manager
    Billy has been part of the Cockburn team since 2013. He passed his ARLA exams a few years ago and this accompanied with 6 years' experience in the lettings industry puts him in the perfect position to ensure a seamless move in for both landlords and tenants. He appreciates that moving home can be stressful and aims to make this process as easy and simply as possible for all parties involved. Outside of work he enjoys playing football and spending time with family and friends.
