    Location- Constables Estate Agents is located in the centre of Neston. Our prominent position on the High Street, and our double fronted office and window displays attract many potential buyers.

    Opening Hours- We open from 8:30am to 7:00pm to make sure we are hand when it is convenient for you. After 6pm is also the prime time when buyers are looking online so we want to be available later so we don't miss any opportunities!

    Press Advertising- We will give your property excellent local exposure by advertising in the Wirral News; this local newspaper currently has a weekly circulation of just over 33,000. We also advertise in The Liverpool Post and The Chester Chronicle. From time to time it may be suitable to advertise in additional publications, including Cheshire Life.

    Property Brochure- Your property brochure is key to attracting a potential buyer for your home. We offer a 6 page brochure which includes exterior & interior photographs, a detailed description of your home, location map & floor plan.

    Additional Options- If required we can organise professional photography, elevated photography, walk through tours, and interactive floor plans.

    For Sale Board- A for sale board is not essential when marketing your home, but we find it helps. A for sale board will help potential buyers locate your property more easily but will also increase your exposure in the local area.

    Our Sales Team- Our proactive team are highly experienced in estate agency and are are results driven, the main result being selling your home! They are on hand at times to suit you, and your potential buyers to ensure we never miss an opportunity.

    1) Obtain an Accurate Valuation

    It is important to obtain an accurate and honest valuation, this will ultimatley affect your ability to sell the property. At Constables our valuers have in depth knowledge about property and the local area to ensure we give you the right advice. Our valuations are free of charge and with no obligation.

    2) Instructing an Agent

    When choosing an agent to sell your home, consider recommendations from friends, the opening hours of the agents and whether they will be available at times convenient to you to conduct viewings. Also consider the high street presence of your agent and what marketing they are able to do to promote your property.

    3) Presenting your Home

    Take time to prepare your home for sale. First impressions count and we want your home to looks its best. Finish any DIY jobs, de-clutter, de-personalise, make sure it is clean and tidy and check the outside; does your property have kerb appeal? We can advise you on the best way to present your home and help you with any work required and finishing touches. Once your property is ready to market we have the best equipment to photograph the property to show it at its best and we prepare high quality brochures.

    4) Marketing your Home

    To find a buyer it is important to give your property maximum exposure over a broad range of media including internet advertising, newspaper advertising, and magazine advertising. Make sure your agent is pro-active and is in regular contact with their buyers.

    5) Viewings

    Agents are the experts in selling property, and are best placed to promote your property and try and close a sale. Buyers will often feel more relaxed in the company of the agent rather than the seller and can take their time to appreciate all your home offers. We have a fully accompanied viewing service available at no extra cost.

    6) Receiving An Offer

    As soon as your agent receives an offer they will notify you verbally and in writing. Buyers will often make an initial offer that is less than the asking price and this is where good negotiation comes in. Your agent will work on your behalf to secure the best possible price for your property, and will advise you based on the buyer's position and ability to proceed within the desired timescale. The buyer's position will be checked by a financial advisor or with their selling agent before any offer is accepted. 

    7) Accepting an Offer

    Once an offer has been agreed by both parties your agent will confirm this in writing, request your solicitor details and look at suitable dates for the buyer to have a survey conducted on the property.

    8) Instructing a Solicitor

    The successful sale of your property can often be down to instructing an efficient and experienced solicitor. It is best to do some research and listen to recommendations. At Constables we work with a panel of carefully selected solicitors who we are happy to recommend.

    9) Exchange of Contracts

    Once a survey has been carried out, the buyer has their mortgage offer and all legal work has been undertaken, it is time to exchange contracts. At this point both parties have signed contracts and the buyer will pay their initial deposit monies (often 10% of the purchase price) which will be transferred from the buyers solicitor to yours. A completion date will be agreed by all parties.

    10) Completion

    On the agreed completion date your solicitor will receive the balance of the purchase price from the buyer's solicitor. Once funds have cleared we will receive a call to notify us that keys can be released to the new owner. Your property is now SOLD!

    1) Arranging Your Finances

    Before your start searching for a property it is advisable to arrange your finances and if required obtain a mortgage agreement in principle. This will confirm your budget so you know exactly what you can afford to buy.

    2) Register As A Buyer

    Once you know your budget, the next step is to register with us as a buyer. We will discuss your property requirements, where you want to live and what you can pay. By registering with us we will help find your ideal home, and make sure you are one of the first to know about any new instructions and reductions.

    3) Start Your Search

    Once you have registered with us we will send you any suitable properties by post, email and via our mobile app. Let us know if there is an area you particularly like and we will canvas for properties on your behalf.

    4) Viewings

    It is advisable to view a range of properties in order to get a good understanding of what is available. Once you find a selection of suitable properties we can organise viewings at times to suit you. Following your viewings it is important to give open and honest feedback to the agent so this can be reported back to the seller.

    5) Making An Offer

    When you find your ideal home, it is time to make an offer. It is important to demonstrate to the agent your ability to proceed, for example proof of funds or your mortgage agreement. If you are in a chain the agent will check the full details of the chain and this information will be put forward with your offer to the seller make an informed decision. Your offer will be submitted verbally and in writing.

    6) Offer Agreed

    If the seller accepts your offer we will confirm the agreed price in writing. It is at this point that we will require your solicitor details and date that you intend for survey to be carried out.

    7) Survey & Mortgage Offer

    If you are buying a property with a mortgage, a surveyor will be instructed to survey the property on behalf of your mortgage company. The mortgage company will advise you on the cost of this. The survey is to check the property for any defects and to confirm the value. You can request a more detailed survey at your expense. After the mortgage valuation report is received the mortgage company will issue a mortgage offer to you and your solicitor.

    8) Instructing a Solicitor

    The successful purchase of a property can often be down to the efficiency and experience of the solicitor. It is advisable to do some research before you instruct a solicitor to act for you. The solicitor will carry out the legal process involved in buying a property (conveyancing), including raising enquiries, conducting searches, requesting mortgage funds, and setting dates for exchange and completion.

    9) Exchange Of Contracts

    Once all enquires have beed addressed and contracts have been signed by all parties, your solicitor will request deposit monies (often 10% of the purchase price). These monies will be paid by your solicitor to the seller's solicitor and a completion date will be set.

    10) Completion

    On the agreed completion date your solicitor will transfer the remaining balance of the purchase price to the seller's solicitor. Once funds have been received we will receive a call from the seller's solicitor to let us know we can release keys to you for your NEW HOME!
