    LANDLORDS GUIDE

    WHAT TYPES OF SERVICE DO YOU OFFER?

    · There are 2 types of letting services Managed and Non Managed

    WHAT IS THE DIFFERENCE?

    NON-MANAGED

    · We inspect the property and give you advice on rental value

    · We commence marketing of the property

    · We accompany all viewings

    · We reference prospective tenants through an external referencing company.

    · We draw up the paperwork and tenancy agreements

    · We will arrange for the deposit to be paid directly into your bank account  so you can register it in a scheme of your choice and we will collect the first months rent

    MANAGED

    All of the above plus the following:-

    · We operate a 24 hour 7 day a week emergency telephone line for any repairs/maintenance issues

    · We carry out quarterly inspections and provide you with an inspection report and schedule of condition

    WHAT REFERENCES DO YOU OBTAIN?

    · We use an online referencing Company who carry out a full credit check on each applicant together with current landlords reference and current employers reference.

    PAYMENT OF RENT

    · All rents are paid monthly in advance, we then deduct our charges and pay Landlords direct.

TENANTS FAQ's

    ONCE I HAVE VIEWED A PROPERTY AND WISH TO PROCEED WHAT DO I DO NEXT?

    · Complete a reference form for each person over 18 wishing to take the tenancy

    · The fee for this is £70 per person which is non refundable

    · The reference company will check your credit history, your current landlord (if applicable) and your employers

    · We then take the property off the market while we wait for the references to clear

    ONCE REFERENCES HAVE COME BACK CLEAR

    · We will contact you to agree a move in date and ask that you pay the first months rent as a holding deposit within 5 days of references clearing

    · We arrange a convenient date for your move in and start to draw up the necessary paperwork

    WHAT DOCUMENTS DO I NEED TO COMPLETE MY TENANCY APPLICATION AND MOVE IN TO THE PROPERTY?

    · ID for all parties, one being photographic (i.e. passport or photo driving license) and also a document showing your current address (ie. utility bill, bank statement etc.)

    HOW MUCH DEPOSIT DO I PAY?

    · Before we hand over the keys we ask for a damage deposit equivalent to one months rent which we register with a Government Agency. This is then refunded at the end of your tenancy provided the property is left in a clean and undamaged state.

    ARE THERE ANY OTHER CHARGES?

    · The only other charge is £65 per applicant for administration, this is for the drawing up of the tenancy agreement etc. and other related paperwork.

    All lettings are subject to status and references.

    Our small team of 2 Directors, Lettings Co-ordinator and Lettings Administrator have several years experience in both residential and commercial property and customer service industries.  We have sound local knowledge and are one of the few remaining independent letting agents in Exeter.  This ensures you get a personal service from the Company owner rather than a standard corporate service.

    Mark Reynolds, Director
    Mark has been at Cooksleys for 14 years, and purchased the lettings side of the Company  in 2002.  He started in the Company as an Independent Financial Advisor and moved across to Lettings in 2000.  As Director of the Company Mark  ensures that he deals directly with all landlords to ensure a personal service and good knowledge of the landlords  individual requirements and their properties.

    Nicola Reynolds, Director
    Nicola has been a Director of Cooksleys since 2002 and  is now running the Maintenance Department for the Company.  Cooksleys offer a fully managed service which gives the tenant a 24 hour 7 day a week contact, ensuring all emergency issues are dealt with promptly, giving landlords peace of mind that their properties are being looked after and maintained.  All Landlords are contacted personally by Nicola before any major repairs are carried out.

    Kym Hamilton, Lettings Manager
    Kym joined Cooksleys in March 2014 and has over 18 years experience in all aspects of the Exeter Residential Lettings market. She undertakes viewings, rental valuations, tenant check outs and inventories and co-ordinates the letting process from start to finish.

      I have been renting through Cooksleys since late 2007 and every time I have had any problems they have been dealt with most efficiently. The last time I contacted them as my radiator starting to leak one evening and their emergency plumber contacted me and came straight around at about 8pm that evening. They also, after their regular inspections, contacted me to find out if I was going on holiday in the near future and arranged whilst I was away, to have the Lounge, Kitchen and Bathroom re-decorated and the Lounge to be re-carpeted to make sure that the property did not fall into a poor state of repair, which I hadn't even requested. They are proactive in looking after their Landlords property as well as their tenants.
