    We base our business around giving every landlord a service that is specifically tailored to their individual needs. We beleive that this makes the whole process simpler and stress free for our landlords. Which in turn keeps all of our clients happy. A large part of our business is from returning landlords who have tried us once and have returned or reccommended their friends to us.

    Below, the lettings procces is broken down in to the 'key' stages.

    The Lettings Process!

    1) Valuation

    We offer all landlords a free rental valuation of their property.

    Before a valuation we prepare a report of the similar properties in the area that have been on the market (with all agents so it is not biased) then factor in market conditions and any other factors that may improve or hinder the marketing of a property. We then discuss the details with the landlord and agree on a marketing price that is suitable for both the landlord and the current market.

    2) Marketing

    We advertise extensively to make sure that you get the best price possible in the shortest timeframe.

    We advertise on a number of websites making your property available to all potential tenants 24/7. We then manually post and email the details of your property to everybody on our database that fits the criteria. Then we call everybody who fits the criteria and verbally introduce the property. Plus for good measure we advertise the property in the local paper so it can reach the potential clients who may not have the internet.

    This process has proven to be the most effective way to market a property and is currently seeing us find tenants for properties within an average of 5 days.

    3) Tenant Referencing

    We reference all of our tenants with a strict 'Six Point' system where we check and double check a prospective tenants details. This is done for your security and to make sure that all tenants we are placing in properties are suitable.

    4) Moving A Tenant In

    The final part of the process depends on the package you take.

    We can prepare all paperwork and lodge deposits with the Deposit Protection Service. This again takes all the landlord's stress and worry out of letting a property.

    We offer both tenant find and fully managed services and are happy to tailor our service to meet your needs!

    Tenant Fees

    When applying for any tenancy there will be fees that you will need to pay. These fees help to cover the costs of referencing you and the administration involved in setting up the tenancy on your new home.

    We try to keep these as simple as possible so you can factor it in when you are making a decision on a property.

    Our fees for tenant are as follows -

    Tenant Reference Fees - £175.00 + VAT (Per Tenant Over 18)

    Guarantor Fee - £175.00 + VAT

    Permitted Occupier - £100.00 + VAT

    Tenancy Amendment Fee - £100.00 + VAT

    Tenancy Extension Fee - £100.00 + VAT

    Check Out Fee - £100.00 + VAT

    Kevin Cowling - Managing Director

    Kevin founded the company early 2012 after many years experience in estate agency and sales prior to that. He has worked for two of the largest estate agents in the country over the years and has gained a generous knowledge base that allows him to help with any questions you might have.

    Kevin runs the day to day workings of the office but still enjoys getting involved with customer side of things.

    Kevin's specialty is 'Problem Solving', during his career he has been faced with many challenges and prides himself on having been able to find a satisfactory resolution to all of them. Kevin believes that no matter how big or small a problem is, it can always be sorted.

    Drew Cardines - Sales\Lettings Negotiator

    Drew started work at Cowling Estate Agents at the beginning of 2014, whilst he started as an apprentice he has quickly gained a great knowledge of the local property market and found a real affinity for dealing with customers!

    He has a great talent for helping people get what they want from a property and has proved himself to be a great liaison for all our clients whether they are on the sales or rental side of the business.
