    While the term valuation takes in potential rental yield for your rental property / portfolio we feel our free appraisals are more extensive. We prefer the term appraisal as we feel we take into consideration your circumstances and motivations. We like to peruse an objective decision making process by comparing options to deliver the best package for you and your property.     TENANT REQUIREMENTS -
    Tenants must be in full time employment and over the age of 21. However should we advertise a property that would accept Housing benefit tenants must have a working guarantor that is related to you and be a homeowner. They will also be asked to pay the rent from their account and you will have the responsibility to pay them on receipt of your benefits. 1. References are required, one from your employer and one from your previous landlord.

     2. A £200.00 administration fee (an extra £50 is added per additional person or guarantor) is required to secure any property. On commencement of your tenancy another full month's rent is required in clear funds along with any deposit. All future rents should be paid by standing order into our account.

    3. Our normal tenancy is for a minimum of 6 months.

    4. The property will be inspected within the tenancy at random to insure you are maintaining the property to the same high standard which you received the property.

     5. Arrears of any kind will not be tolerated and notice will be given to any tenants should this arise.

    OUR OBLIGATIONS.
    1) All properties have Gas Safety Certificates where applicable.

    2) All repairs reported in writing will be overseen promptly and efficiently by our time served in house workman and dependable outside contractors

    3) We will endeavor to attend any property emergences within 24 hours.

    4) All deposits received will be returned if the property is not damaged or any discrepancies noted on departure. Normal wear and tear is taken into account. Proof that all utility bills have been paid / transferred to your new address is required.
