    Testimonials from Landlords

    • Landlord Testimonial

      "provided an excellent service"
"Crossmeads have been a delight to trade with after suffering agents that have traded unscrupulously and other big nationwide agents who seem to have plenty of different fees to put off potential tenants.
Dominic has not only provided an excellent service but gone the extra mile within his reasonable fees to ensure best situation to tenant as well as protecting landlord. Furthermore if anyone were to ask how Crossmeads has managed our portfolio I would have no hesitation in recommended this agency to others as Top of the Premier league."- Andrew Bognor Regis

" transparency and a proactive attitude"
" We approached Crossmeads after issues with a previous agent. The handover to Crossmeads went very smoothly. There was a transparency and a proactive attitude to maintenance arrears that I have not seen in 10 years of owning and managing my own property. Crossmeads completed landlord questionnaires promptly and were also able to generate financial reports using block management specific software. I would highly recommend this company."- Ruth Bognor Regis

"From start to finish Dominic and the team have been superb. They have made moving into our new home effortless, have been very professional and thorough. Some lettings agents just throw you the keys and you never see them again, but not crossmeads, everything down to the slighted detail has been managed.
Highly recommended , oh and we even got a free umbrella :-)

      Selling Your Home
      image cannot be displayed

The condition of your home's interior and exterior is most important when it comes to buyer appeal. We've compiled a list of suggestions that will assist in a quick sale of your home at the best price.

      Exterior

        • If your lawn shows no signs of life, a little fertilizer and some water will do wonders for its colour. Mow and edge the lawn frequently until the home is sold.
        • Overgrown shrubbery should be cut back to show as much of the exterior as possible.
        • A low-cost investment in seasonal flowers or ground cover will add a personal touch.
        • Replace missing shutters, gutters, and downpipes and remove any debris. Inspect the roof for necessary repairs and any visible broken shingles or tiles.
        • Cracks in the driveway and pathways can be easily repaired with ready-mix cement. For excessive stains, there are easy-to-use cleaning agents at your home repair store.
        • Water stains can be repaired using a mild bleaching agent.
        • Fences should be mended and painted. If the street sweeper does not come every week, make sure the area in front of your curb and driveway are clear of debris. Wash it down with the hose.
        • Wash all windows inside and outside.
        • Fix broken roof tiles.
        • All of these suggestions may also apply to your back garden or child's play area.

      Interior home preparation

            • Living area
            • Clean your home from top to bottom.
            • Put all valuables in a safe place.
            • Repair any cracks or holes in walls and touch-up paint.
            • Doors should be cleaned and touched-up as well.
            • Avoid repainting the entire house unless current colours are very loud or offbeat. White or light pastels are the easiest for new homeowners to work with and they make your rooms look larger.
            • Have carpeting and draperies cleaned.
            • If you have a fireplace, make sure all tiles are in good condition, the screen is in good shape, and the hearth is clean.
            • Lubricate squeaking doors, windows, and cabinets.
            • Store out-of-season clothes so closets do not look cluttered.
            • Pre-pack items, which may clutter your home and make rooms appear smaller.
            • A few colourful plants will help liven up and add colour to the interior.
            • Replace blown light bulbs.
            • Mend or replace loose handles.

      Kitchen

            • The kitchen is one of the most important rooms in the house. Keep the counters clean and clear of appliances. All appliances should be clean and neatly organized. An open appearance with sunlight and green plants here and there will make the room a focal point.
            • Never leave dirty dishes in the sink.
            • Clean or wax the kitchen floor. If the floor looks old and dull, consider replacing or re conditioning the flooring.
            • Clean fans and vent hoods.
            • Fix or replace leaky taps.

      Bathroom

            • All bathroom appliances should be thoroughly cleaned. Remove stains from sinks, toilets, and bathtubs.
            • Replace old caulking around bath and sinks.
            • Clean lime scale off of glass surfaces or surrounds.
            • Repair or replace leaky taps.
            • Unclog and sanitize drains to remove odours.
            • Clean all mirrors.
            • Keep all toilet seat lids closed.
            • Fresh towels should be in the bathrooms at all times.

      Garage

            • Degreasers are available at your local home repair store to remove stains from the garage floor.
            • Remove any cobwebs.
            • If the basement or attic is a functioning part of the house, make sure the area is clean and in good repair.

      Showing your home

          • Dust and vacuum the whole house thoroughly.
          • Lightly clean and straighten up living areas.
          • Open all drapes and blinds to let in as much light as possible. Turn on lamps and other lights as necessary to brighten each room.
          • If you're planning to move around the same time you're selling your home, try to arrange viewings while the furniture is still in the house.
          • Any household or children's items should be stored away. This includes toys, bikes, skateboards, etc.
          • Turn television sets off. Turn on a radio with soft music at low volume if you would like.
          • Keep pets away from potential buyers and keep pet areas clean.
          • Remember to keep your valuables in a safe place.
          • Should a buyer stop by unannounced, refer all inquiries to your agent.
          • Feel free to answer questions the buyer might have, but again, refer as much as possible to your agent, as he/she will be able to answer in the most positive manner which will result in an offer.

Buying a house may be the most complicated financial process of your entire life. Luckily, we've broken it down into 8 points:

      Are you ready?

Whether you're becoming a homeowner for the first time or you're a repeat buyer, buying a house is a financial and emotional decision that requires the experience and support of a team of reliable professionals.

      Get a mortgage pre-approval

Most first-time buyers need to finance their home purchase, and a consultation with a mortgage broker is a crucial step in the process. Find out how much you can afford before you begin your home search. Take into account any available money you may have for a deposit and then speak to a mortgage broker. If you do get an 'offer in principle' make sure this is in writing. The cost of financing your home purchase is usually greater than the price of the home itself (after stamp duty, solicitors fees and surveys are added). Get as much information as possible regarding your mortgage options and other costs. Crossmeads works closely with a local Independent Mortgage Broker who find mortgages for our clients with no upfront charge if recommended by us.

      Look at homes

A quick search online will bring up hundreds of homes for sale. Understanding the local market and working with an experienced estate agent like Crossmeads can help you narrow your priorities and make an informed decision about which home to choose. Decide what you are looking for in a property - whether you need parking and a garden, how many bedrooms you need, if it's a flat, whether you want it to be freehold or leasehold - and pick an area on which to focus your search. Consider what you want out of the location: are local schools, transport links and shops important to you? How long are you planning to live in the property for?

      The Market

While no one can know for sure what will happen to housing values, with extensive research at present the value of property is on the rise.

      Make an offer

While much attention is paid to the asking price of a home, buy a home that meets your needs and priorities, you'll be happy living in it for years to come. Once you are happy with the home of your choice, give us a call and let us know how much you're willing to offer but don't be surprised if your first offer is declined because your offer might not be what the vendor is looking for and it is now down to negotiation. If you want to be sure you get the property you like - and you think it is worth the asking price - you may want to offer the full amount straight away.

      Get insurance

Your lender will expect you to have buildings insurance in place for the date of exchange. It will quote a rebuild cost in its valuation - this is the amount you need to cover.

      Completion

This is when the property finally becomes yours. When your solicitor tells you that the sale is completed you can pick the keys up from the estate agent. This will probably be the day that you move in, unless you are having work done in advance. It is likely to be a stressful day, even if everything goes according to plan, but should feel worthwhile after your first night in your new home and open the front door.

      What's next?

You've done it. You've looked at properties, made an offer, obtained financing, and completed. The home is yours. Is there any more to the home-buying process? Whether you're a first-time buyer or a repeat buyer, it always should be an enjoyable experience.
